Stiff Professional Building PO Box 1230 Attn: Mikaela Schultz RE: Nelson Meadows Lot 18 Subdivision Traffic Memorandum Bozeman, Gallatin County, Montana Dear Mikaela: Hyalite Engineers performed a trip generation estimate for Lot 18 of the Nelson Meadows Subdivision. Nelson Meadows Lot 18 will be constructed in one phase and will include both warehousing and small office building space. Enclosed with this memorandum in Appendix A is a set of figures to display the project location and the building layout for Nelson Meadows Lot 18. Below is a list of the figures enclosed: Figure 1: Site Location Figure 2: Building Layout The trip generation analysis was performed using generation rates found in the Trip Generation; 10th Edition published by the Institute of Transportation Engineers (ITE) for estimating average vehicle trip ends based on Land Use Code 150 – Warehousing and Land Use Code 712 – Small Office Building. Nelson Meadows Lot 18 is projected to generate a total of 70 average weekday trips as well as 9 weekday AM and 12 weekday PM peak hour trips. The results of this analysis are included in Appendix B. Nelson Meadows Lot 18 will have minimal impacts on the transportation system in the area of the development and will not require a traffic study to investigate the impacts. A waiver for the requirement of a traffic study in writing from the Engineering Division is required prior to any application approval. We request that this waiver from the Engineering Division be provided for this site plan submittal.
