Tree Designations
These proposed trees are not "Required Street Trees" due to utility conflicts in the boulevard along Davis. They will instead be a
component of the private site landscaping. We recommend adjusting tree spacing, as current locations are highly likely to
damage sidewalks. A minimum of 5' clearance from sidewalk is recommended to minimize sidewalk impacts.

DSSP Fire Service Line Standard Plans for all fire service lines must be submitted to the City Engineering Department
(engsubmittals@bozeman.net) for review. The applicant must prepare plans and specifications for any fire service line in
accordance with the Citys Fire Service Line Policy. The plans must be prepared by a Professional Engineer and be provided to
and approved by the City Engineer prior to initiation of construction of the fire service or fire protection system. The applicant
must also provide Professional Engineering services for construction inspection, post-construction certification and preparation
of mylar record drawings. Fire service plans, and domestic services 4" or larger, must be a standalone submittal, separate from
the site plan submittal. City of Bozeman applications for service must be completed by the applicant.

water service. Agreement reached to sleeve foundation element and raise water
service at exterior wall, and comment may be closed. Additionally, the City of
Bozeman requires that the main building backflow preventer NOT be installed in
parallel with the irrigation preventer as previously detailed. The irrigation backflow
preventer is required to be installed downstream (putting its pressure loss in series)
and the detail has been updated for compliance.

ENG Sewer Service Line/Stormwater Pond
BMC 38.100.050 – Freeze/thaw cycle, maintenance issues, possible infiltration are some of the potential issues with the
currently proposed service sewer line running below the stormwater pond. Engineering strongly advises the applicant propose
an alternative to the current configuration.

facade facing a right of way, ensure future designs also have the primary building entrance clearly defined and scaled

needed to satisfy this code provision.

The area between the street and building must be landscaped. For setbacks adjacent to windows, provide low level landscaping
that maintains views between the building and the street. While some of the landscaping can be sod, there needs to be
additional foundation plantings that provide visual interest at both the pedestrian scale and motorist scale. Refer to BMC

PLNG - Block Frontage Standards
All buildings must be placed and designed to present the front and primary facade to the street. Buildings on a corner lot must
present a front and primary facade to both streets. While the transparency and placement of the buildings is consistent with the
code, at least one of the facades must be designed and function as a primary facade. This includes a pedestrian connection and
prominent entrance in scale with the building, as well as the functional layout of the interior so that it functions like a main
entrance when a pedestrian enters the building. A number of code sections supports these requirements. Refer to BMC
38.510.020.F. for the placement of the building and main entrance facing the street. We believe some small changes to the
design and layout of the building will have a big impact on its presence towards the street and create a code compliant proposal.

Provide a minimum 10' buffer of landscaping between the street and off street parking areas. While the entire space does not
need to be landscaped with buffering species, at least a 10' planting area needs to have buffering plant materials. Refer to BMC
38.510.030.C landscaping.

with a wide variety of species, including large sumac shrubs that can get up to 15'
wide. When considering the area closest to the parking lot we must consider snow

Routes that minimize walking distances must be utilized to the extend practical. There is not pedestrian connection from the
proposed building to Davis Lane. It seems natural to extend the east west pedestrian pathway that travels from the north south
pedestrian right of way, through the parking lot, and finish the connection over to Davis Lane. We understand that a future
phase may be where that pedestrian pathway extends to Davis Lane, however at this point we are looking purely at what the
applicant calls Phase I, thus the extension all the way to Davis Lane is needed. See example of east west connection to connect
to Davis Lane.

mitigate for parked vehicles overhanging the walkway. This applies to a few different pathways in the parking lot, but not all.

landscape legend that includes quantities, container or caliper sizes at installation, heights, spread and spacing. In addition,
provide drought tolerant information and show how you are meeting the drought tolerant requirements found in 38.550.050.B.
