RE: Exempt Well Determination for the Big406 Medical Office Building parcel
Dear Kerri:
I am requesting approval for an exempt well for the project site at the SW corner of Davis Lane and Galloway
St. The legal description is as follows: Lot 4 of Phase C of the Plat of phases A & C of Sundance minor
subdivision 509 located in the SE ¼ of SEC 34, T01S, R05E, P.M.M., City of Bozeman, Gallatin County, MT.
This project proposes 3.1 acres of combined medical office and associated parking along with existing and
proposed landscaped stormwater facilities.
Irrigation Water Supply
Proposed Irrigation System: The whole lot landscaping (parking lot, boulevards, stormwater and building)
irrigation system proposes development of (1) one new exempt well on the property. The new well will be
located on the Central East side of the parcel. Please see the attached L600 sheet for approximate location.
The commercial parcel is not located in a Controlled Ground Water Area.
The sum of the landscaped areas is 0.92 acres. The annual volume of water required to irrigate this acreage
is based on the following assumed irrigation demands:
.17 Acre lawn with H.E. sprays: 137,400 gallons / year (0.42 acre feet)
52 Trees with H.E. bubblers: 15,444 gallons / year (0.047 acre feet)
172 Shrubs with drip irrigation: 23,220 gallons / year. (0.071 acre feet)
136 Perennials with drip irrigation: 4,896 gallons / year (.02 acre feet)
.52 acre Native seed area with H.E. sprays: 84,464 gallons / year (0.26 acre feet)
Total Use: .81 acre feet per year
