Good afternoon Danielle. Based on the site plan application and my understanding of the use, the City of Bozeman
waives the need for a Traffic Impact Study for the NWE East Storage Yard site plan. No appreciable new trips will be
generated by this project. The project is a storage yard for the existing NWE facility. All trips to and from the storage
yard will be via a private access road and have no impact on public streets. No access will be taken from N Rouse Ave. All
trips leaving the NWE facility will be via existing accesses that were previously approved under their previous site plan.
Please submit this email with your site plan application.

Hi Taylor,
We’re working on the site plan application for Northwestern Energy’s east storage yard on the parcel they are acquiring
from the City of Bozeman. Would you be willing to provide a waiver for the traffic impact study requirement on the site
plan checklist? As we have discussed, the only traffic generated by the site will be Northwestern Energy’s trucks
traveling back and forth from their main storage yard via the easement along the City’s maintenance yard. They will not
utilize North Rouse Avenue to access the site so we do not anticipate any impacts to the adjacent streets.
