Comments regarding proposed 22047 building proposal There seems to be an inordinate amount of variances being allowed which all seem to benefitthe developer and negatively affect the residential owners of all nearby areas. Starting with building design - the proposed size, design, location, setbacks, etc. does nothing to enhance the character of nearby properties. It seems this should be given consideration. Access - the current design features trail access on the east & north side of the property -however the proposed location of those trails is on residential owned open space. It would take 67% majority of our homeowners to approve this, therefore it is unlikely approval fortrails through our open space for this purpose would be granted. Also, winter snow significantly reduces the desire to walk on the trails. Perhaps some maintained sidewalks onthe commercial property would be more desirable. Occupancy - although the plan doesn’t indicate business type - it is well known by our residents that the developer proposes a micro brewery. We all know what type of havoc andnoise this causes in residential areas. Parking - realistically the majority of people are not going to walk or bike so where are people supposed to park with such minimal number of parking spaces proposed. Of course they willpark on residential streets. A quick internet search indicates two lane residential streets in Bozeman with parking on each side should be 30 or 34’. I just measured Peace Pipe Drive infront of my house and it totals less than 24’.There are no streets within this Sundance Springs PUD that has space for parking. Not to mention we have ditches not curbs. These ditches areour ground water drainage system. Without adequate parking in the commercial developments people will be parking in our ditches which will ultimately ruin our drainage system. Traffic - the proposed micro brewery will certainly increase traffic through our residentialstreets. We all know people are in a hurry these days so speed will be a factor not to mention additional cost to the homeowners who are required to maintain the public City streets throughour neighborhood. Patios - can be desirable as long as they are only for seating and conversation - no outdoor entertainment such as music should be a condition of approval. I will stop with this as I could go on and on about how this proposed plan does not fit into along established residential neighborhood. Perhaps the City should review this using the PUDguidelines which were in effect when the PUD was approved. Certainly would be much morecompatible and desirable.
