This site consists of a single-story commercial building built in 1973. The building has a rectangular footprint with a concrete
foundation. It is set back from the front property boundary along W Mendenhall St, with paved parking in front. The structure is
composed of concrete blocks, with synthetic stucco covering the exterior walls that face west and south. These primary façades each
bear the sign of the current business, Eckroth Music.
The primary entrance is located centered on the south façade, slightly recessed. The entry is a pair of side-hung metal-framed doors
with tinted glass. Banked full-height tinted-glass windows flank the entry to the east and west. No other fenestration is present on this
façade, though several exterior lighting fixtures are mounted to the wall, near the parapet. The west elevation also contains banked
tinted-glass windows. The east and north elevations are secondary and bear no notable embellishments except for a side-hung steel
employee door, at-grade on the north elevation.
The surrounding lot consists of paved parking and access to the alley with driveways existing south onto W Mendenhall St and west
onto 7th Ave. There is a manicured lawn on the west side of the building, with a mature deciduous tree at the rear of the building.
The property has served as a pizza parlor, video store, and, now, a music shop. Alterations to the exterior have been made over the
years, coinciding with changes in occupancy. The alterations have been largely aesthetic and have not altered the building’s footprint.
However, Metcalf finds that the changes have altered the site to the point that it no longer conveys historic character.

HISTORY OF PROPERTY
William H. Tracy purchased this property from the United States on June 15, 1872. He platted the land as Tracy’s 2nd Addition on
May 16, 1883. Tracy sold lots 15 - 20 (which are occupied by Eckroth Music in February 2020) for residential construction in the
1890s (see Gallatin County Deeds 14/38, 14/185, 14/186, 18/191). Three houses were constructed on these lots by 1912. Their
addresses were 621 E. Mendenhall, 617 E. Mendenhall, and 613 E. Mendenhall. The house at 617 was built before 1891, 613 was
built between 1891 and 1904, and 621 was built in 1904 (Sanborn Map Company 1890, 1891, 1904, 1912). These residences were
removed or demolished after 1957 and prior to 1973 when the current commercial building was built.
On October 13, 1972, C.A.M., Inc., an Idaho corporation, purchased the entire property in three different deeds of sale (D: Films
16/453, 16/454, 16/455).
According to the Montana Cadastral, the current commercial building was built on this property in 1973. The first occupant after
construction in 1973 was Little Big Men Pizza Parlor, which occupied the building until 1987. Video Library became the occupant of
the building c. 1989 (R. L. Polk & Co. 1970-1990). Eckroth Music became the occupant in 2012 (Personal communication with
Eckroth staff) and still occupies the building in February of 2020.

What is now the Eckroth Music property, sits on the W 9’ of Lots 15, and Lots 16 – 20 of Tracy’s 2nd Addition. William H. Tracy
initially sold these lots in the 1890s for individual residential developments. At least three houses were built here by 1913. Each of
the properties on which these houses sat were conveyed through chains of title that are not covered here. C.A.M., Inc., purchased the
entire property in three separate purchases on October 13, 1972 and the chain of title from then until the present follows below.

STATEMENT OF SIGNIFICANCE
This site has been evaluated against the NRHP Criteria. It is found to lack significance for association with events that have made a
contribution to the broad patterns of our history under Criterion A. Under Criterion B, it lacks direct association with persons of
historical significance. The site has experienced numerous alterations to its exterior and no longer retains sufficient integrity to convey
its historic character in reference to potential associations under Criterion C for representation of a type, period, or method of
construction. Under Criterion D, it is unlikely this site would yield information that would contribute significantly to our
understanding of the past. Metcalf recommends this site not eligible for inclusion in the NRHP.

INTEGRITY (location, design, setting, materials, workmanship, feeling, association)
This site is in excellent condition. Alterations have occurred over time, based on historic photos of the property from the 1970s. It was
originally faced in brick, with particle-board trim and a shed-roofed awning across the south façade entryway. The awning had a
Boom Town false front and was clad in cedar shingles. Subsequent changes have been aesthetic, coinciding with changes in
occupancy. The site no longer retains sufficient integrity to convey historic character.
