This site consists of one historical architectural feature: a 1.5-story house built c. 1920. The house is wood-framed, with a roughly
rectangular plan. It has elements of the Craftsman Style, including the use of multiple exterior materials such as clapboard on the first
story and wood shingles in the upper half story, exposed rafter tails, and widely overhanging eaves. The roof is a gable-L shape, with a
nested gable-awning entry and two shed-roofed porches—one enclosed porch on the south façade and one rear, open porch across the
north elevation. The foundation is concrete. The roof is covered in asphalt shingles. There is a brick chimney extending from the
central volume of the house.
The primary façade faces south onto W Mendenhall St. There are two entrances—one within an enclosed, shed-roofed porch on the
east half of the building and one within the front-facing gable at the far west corner of the façade. The west entry is accessed by a
flight of wood steps, with a modern wood railing. The entry is sheltered beneath a bracketed, gable-roofed awning supported by two
corner posts. The door itself is a standard side-hung wood-paneled door with a single fixed lite and a modern storm. The east entry,
which is along the south wall of the side-gabled ell, is accessed by a flight of wood steps and an ADA-accessible ramp that wraps
around the southeast corner of the building, extending north with an at-grade threshold at the rear of the property. The east entry is a
side-hung wood door with a single fixed lite. Immediately east of the door is a very narrow one-over-one side lite. Two larger two-
over-two -lite windows extend to the east corner of the porch, with two more windows wrapping around to the east wall of the
enclosed porch. These windows are modern replacements, with only two operable vinyl sash. However, they appear much like the
original wood windows might have looked. Other windows on this façade are on the gable-front and consist of a bank of three one-
over-one-lite single-hung windows on the first story and a pair of one-over-one-lite single-hung windows in the upper half story
within the gable. These windows appear to have modern sash, as well.
The east elevation is a gable end, with two one-over-one-lite single-hung windows paired and centered on the first story and another
pair of similar windows in the upper half story, within the apex of the gable. The west elevation contains an at-grade secondary
entrance toward the south and a two-lite sliding window located at shoulder-height at the extreme south end of the building. No other
fenestration is present on this elevation. There is a large metal vent and a satellite dish affixed to the north end of the elevation. A tall
wooden slat fence extends north, along the west property boundary, partially obscuring views of the first story from the public right-
of-way.
The rear (north) elevation of the house contains a secondary entry at the east end accessed by a raised wood deck, and sheltered by a
shed-roofed awning with two bracketed square posts as support. The entry itself is a pair of modern fixed-lite French doors. Windows
on the west half of the house, on the gable end, include a two-lite sliding window and a one-over-one-lite window on the first story,
three one-over-one-lite single-hung windows in the upper half story, and two two-lite hopper windows in the basement level.
To the north of the house is a paved area of parking accessed by an east-west-trending alley. Two large coniferous trees are planted in
the backyard and a well-kept lawn with picnic tables is fenced in on the west side with a tall wood slat fence and along the east by the
neighbor’s chain-link fence.
Overall, the site is in excellent condition. It was first recorded in 1984 by James R. McDonald Architects and was recommended as a
contributing element within a potential historic district. Metcalf finds it retains sufficient integrity to convey historic character.

HISTORY OF PROPERTY
Prior to construction of the house at 609 W Mendenhall St, William H. Tracy purchased this property from the United States on June
15, 1872. He platted it as Tracy’s 2nd Addition on May 16, 1883.
Charles Callaghan purchased the property on May 30, 1893. Charles Callaghan was born in Joliet, Illinois on April 22, 1850.
Callaghan first came to Silver Star, Montana Territory and engaged in mining and operating a hotel. His mining efforts had little
success so he left Montana for Nevada, Indiana, and then Kansas. In the spring of 1880, he returned to Montana Territory via the
Missouri River, landing in Fort Benton and traveling to Three Forks, which was at that time known as Bridgeville. He drove a
stagecoach between Bozeman and Helena in 1881 and 1882 and then worked in railroad and highway contracting. On May 1, 1883
Charles married Lucille B. Monroe in Three Forks (Ancestry.com 2017).
Lucille Monroe was born November 12, 1860 in Pennsylvania (Ancestry.com 2001). When she was still a small child the family
moved to Kansas. When Lucille was 23 years old, she came to Montana to accept a job in Willow Creek, MT teaching school. Charles
was ranching near Willow Creek at this time; the two met and were married in 1883 (Bozeman Daily Chronicle 16 January 1934). She
lived in Gallatin County since c. 1884 and in Bozeman since c. 1899 (The Independent-Record 16 January 1934). In 1895 the family
moved to a farm north of Bozeman. In 1910, Charles retired from the farm and moved into Bozeman, MT, and became County
Commissioner of Gallatin County, a position he held for six years (Bozeman Daily Chronicle 17 July 1932; The Independent-Record
20 July 1932). Charles died in 1932 and Lucille died two years later in January of 1934, after a lingering illness (Findagrave.com
2004). They are buried next to one another in the family plot in Sunset Hills Cemetery in Bozeman, MT (Findagrave.com 2004).
D. Harvey and Goldie L. Budd purchased the property on September 6, 1913. Daniel Harvey Budd was born December 21, 1877.
Budd worked as a plumber (Ancestry.com 2006), owning and operating the D H Budd Company. Goldie, Harvey’s wife, was the
secretary and treasurer of the company (R. L. Polk & Co. 1931). Goldie Lee (Thompson) Budd was born on February 28, 1886.
Though the Budds owned this property from 1913 until 1920, the two are listed in the city directories as having resided at 618 W
Lamme, 216 W Lamme, and 823 3rd Ave S during that time. Harvey Budd died on March 28, 1932 and Goldie died on May 26, 1973.
Both are buried in Sunset Hills Cemetery in Bozeman, MT (Findagrave.com 2004).
According to the Sanborn Fire Insurance Company maps, the house at 609 W Mendenhall was built sometime between 1912 and
1927. William C. and Eva Smith, who are presumed to be its original owners and occupants, were living here by 1922 and had
previously resided at 607 Tracy Ave S. Smith worked as a contractor and it is possible that he was, in fact, the builder responsible for
constructing the house (R.L. Polk & Co. 1918, 1922). They continued to live here until 1929, at which point Arthur F. and Etta F.
Rundlett purchased the property.
Arthur Rundlett was born in 1893 in Illinois (Findagrave.com 2004). Arthur Rundlett and Frances Sipes were married on November
21, 1917 in Bozeman, MT at 328 East Lamme Street, the home of Frances Sipes’ parents. At the time of their marriage, Arthur
worked in the mechanical department for the local newspaper (The Anaconda Standard 25 November 1917). By 1940, Arthur and
Frances were living at 609 West Mendenhall Street with their son, Mercer “LeRoy” Rundlett and their daughter, Darlene Black, joined
by her husband Edgar Black and their child Leanne Black. They also had a lodger living with them, Gordon Meagher. Arthur worked
as a printer for the local newspaper. Mercer worked as a bellhop at a hotel. Edgar Black worked as a salesman for a retail grocery store
and Darlene worked as a waitress at a hotel (Ancestry.com 2012). At some point Arthur and Frances “Etta” Rundlett moved to
Tacoma, Washington. Arthur died in 1981 and Frances died in 1982. They are buried together in Mountain View Memorial Park in
Lakewood, WA (Findagrave.com 2004).
Esther A. and Henry Peterson purchased the property on May 15, 1946. Henry Peterson was born on March 26, 1892 in Simms, North
Dakota. Henry and Esther Peterson lived in Yellowstone National Park for a time before they moved into the residence at 609 West
Mendenhall Street. Henry worked as an auto mechanic in a garage in Yellowstone Park (Ancestry.com 2002).
Ervin D. and Jan V. Hintzpeter purchased the property on July 1, 1976. Ervin Hintzpeter was born in Chicago, Illinois on March 29,
1907 to Herman and Eugenie (Dyer) Hintzpeter. Ervin grew up in Kenilworth, IL. He attended Northwestern University and then
joined his father’s insurance business. Ervin moved from Chicago to Bozeman, MT where he met and married Wilma “Jan” Van
Horsen. Ervin and Jan moved to San Francisco, California and retired in Sonoma, CA (Sonoma West Times and News 27 August
1997). Wilma Van Hintzpeter was born January 30, 1908 in New Virginia, Iowa to Emery Daniel Van Horssen and Minnie M
(Gleckner) Van Horssen. Wilma died on February 5, 1993 and Ervin died on August 19, 1997. They are buried together in Sunset
Hills Cemetery in Bozeman, MT (Findagrave.com 2004). The current owners of the property in 2020 are Sherry Ann Reid and Angela
Rochelle Jackson.

STATEMENT OF SIGNIFICANCE
This property was first recorded in 1984 by James R. McDonald Architects. At that time, the property was recommended a
“contributing element within a potential historic district”. Few changes have been made to the property since that time.
Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or
State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been
evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site
is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district
composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey its historic association with the
Progressive Phase of Bozeman’s development, representative of a transitional period in residential design influenced by Progressive
ideology (RTI 2008). Metcalf recommends further research be conducted regarding Bozeman’s Tracy’s 2nd Addition in order to
evaluate district potential.

INTEGRITY (location, design, setting, materials, workmanship, feeling, association)
This site is in excellent condition and has experienced few alterations. According to historic maps, the entrance on the west side of the
south façade was added sometime after 1943. This change is believed to have occurred within the historic period and has had only a
slight impact on the historic integrity of the property. The most notable change is the replacement of original windows with modern
vinyl sash and the introduction of several sliding windows. This change has affected integrity of materials only to a minor extent,
considering overall, the appearance of the original wood single or double-hung windows is retained. The other notable alteration to
the property is the construction of a large ADA-accessible ramp that wraps from the rear (north) of the property around the southeast
corner and across part of the main façade, which has affected integrity of design and feeling only slightly and is an easily reversible
alteration. Loss of historic building stock across W Mendenhall St to the south, and construction of a commercial property
immediately west have had some impact on integrity of setting. Overall, however, Metcalf finds the site retains sufficient integrity of
materials, design, feeling, location, workmanship, and association to convey historic character.
