Reynolds. The house is eclectic in style, with elements of Queen Anne and Classical Revival ornamentation. It is a 1.5-stories brick residence with a hipped roof and gabled dormers. The roof is clad in asphalt shingles, the exterior walls are red-brick with wood shingles and clapboards in the dormers. Its plan is symmetrical, with a rectangular footprint and cut-stone foundation. The primary façade faces south onto Mendenhall St, with a full-width porch overhanging the entry. The porch has paired Doric columns and a plain wood balustrade. The entry is off-center, accessed by four centered wood steps. The door appears to be original and is a wood side- hung door with decorative carvings and a fixed oval lite. To the west of the doorway is a large one-over-one-lite wood window. To the east of the door is a large one-over-one-lite window flanked by one-over-one side-lites. In the upper half story, a large closed gable dormer projects over a balustraded balcony centered on the hipped roof. The balcony contains a centered door with side lites. The west elevation faces N 5th Ave. A three-sided bay is located near center of the elevation, with a closed-gable dormer above. The dormer contains a single centered one-over-one-lite sash window. Other windows on this wall include paired one-over-one-lite sash and smaller, shoulder-height fixed lites. Basement windows are also visible along the west elevation and consist of two-lite awning windows. The east elevation has no bay window on the first story, but does have a gabled dormer centered on the upper half story. A basement entry is present at the south end of the elevation, sheltered by a fabric awning. Windows consist of one-over-one-lite double-hung windows. The north (rear) elevation has a recessed porch on the northeast corner. The porch contains a secondary entrance that is accessed by a flight of wood steps and/or an ADA-accessible wood-railed ramp that extends west along the elevation, past the west wall of the house. There are several small sash windows on the north elevation and a narrow closed-gable dormer in the upper half story. To the north of the house is a paved parking area accessible from an east-west trending alley. The rear yard is fenced with vertical board fence and mature deciduous trees are planted throughout the property. The site is in excellent condition. It was first recorded in 1984 by James R. McDonald Architects. At that time, it was recommended as a “contributing element within a potential historic district due to its association with the residential aspect of the Civic Phase of Bozeman’s historic/architectural development.” Metcalf finds that despite its conversion from residential to commercial use, it retains sufficient integrity to convey historic character . MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 421 W MENDENHALL ST Site Number: 102 HISTORY OF PROPERTY Prior to construction of the house at 421 W Mendenhall St, William H. Tracy purchased this property from the United States on June 15, 1872. He platted the land as Tracy’s 2nd Addition on May 16, 1883. The residence was built after 1904 and before 1912, according to Sanborn maps and, based on research by the previous surveyor, the house was built by Charles H. Pietsch for Edward M. Reynolds. There were several owners of the property listed in the chain of title before that, including Angus P. and Mary M. Clark, Francis K. and Lora Armstrong, Mary E. and W. H. Stevens, and E. F. and Hester A. Sawyer (Weekly Avant Courier 1889) (see table). Charles Pietsch, a local builder, purchased the property on December 19, 1906. Charles Pietsch was born in Dresden, Germany in 1842. He came to the United States in 1870 and settled in Madison County, Montana that same year. He came to Bozeman, MT two years later, in 1872. In Bozeman, he served as a member of the school board and was an alderman for the First Ward for many years. Pietsch was also a member of the Yellowstone Expedition of 1874. Charles Pietsch died in December of 1920 at his home in Bozeman, MT (The Anaconda Standard 12 December 1920). He is buried with his wife, Isabelle (Fallis) Pietsch in Sunset Hills Cemetery in Bozeman, MT (Findagrave.com 2004). In 1907, Edward M. and Martha W. Reynolds purchased the house and property. Little information was found regarding the Reynolds family. E.M. Reynolds served as Gallatin County sheriff from 1906-1909, and later moved to Missoula, MT, where he worked as a special agent on the Rocky Mountain division of the Northern Pacific railway (Bozeman Courier March 25, 1925). The longest occupant of the house, within the historic period, was Mabel Caven. Mabel Caven purchased the property on February 18, 1924. She was born Mabel Sexton Crouse on February 17, 1886 (Findagrave.com 2004). She married Frank Harl Caven on August 30, 1913 (Bozeman Daily Chronicle 25 August 1950). F. Harl Caven worked as a stock buyer and a manager of State Farm Insurance while living at 421 W Mendenhall (R. L. Polk & Co. 1935 and 1947). Lee Roy and Martha Elizabeth Callantine purchased the property on October 4, 1955. Roy Callantine was born on August 8, 1906 in Maudlow, Montana to Thomas and Lillie Callantine. He went to school in Maudlow. On October 25, 1933 Roy married Martha Elizabeth Werner in Bozeman. They ranched at Pass Creek until 1955 when they moved into Bozeman and purchased this property. Roy was a custodian for the Bozeman School District and Hope Lutheran Church until 1971 (Bozeman Daily Chronicle August 1975). Martha Elizabeth Werner was born on September 18, 1903 to Barnhard and Laura Stina (Kristensen) Werner near Bozeman. She attended Malmborg School. Martha moved to Sheridan, Wyoming in 1995 and died in Sheridan on December 12, 1997 (Findagrave.com 2004). Roy died on August 8, 1975. They are buried together in Sunset Memorial Park in Belgrade, MT (Findagrave.com 2004). John K. and Betty C. Austin purchased the property on February 17, 1962. John Austin was born on March 15, 1930 in Glasgow, MT to George Roy and Cloris (Bailey) Austin. John grew up in Glasgow where he graduated high school in 1948. He learned to fly while working at the Glasgow Airport, and became a pilot shortly after graduating from high school. He attended college in Billings and Havre. He enlisted in the Navy from 1950 to 1954, and served in the Korean War as an electronics and communications technician. He worked on two ships, including the Destroyer and the Richard B. Anderson. When honorably discharged from the Navy, he settled in Bozeman, and attended Montana State College, graduating in accounting and economics in 1957. John married Betty Congdon in 1956 in Anaconda, MT. After college, John sold insurance until he became a real estate agent (Bozeman Daily Chronicle 14 February 2004). John died February 9, 2004 and is buried in Sunset Hills Cemetery in Bozeman, MT. Betty Austin was born on January 25, 1934 to Gladys (Terkla) and Clifford Congdon in Anaconda, MT. She grew up in Anaconda, MT, graduating from Anaconda High School in 1951. She attended Montana State College and received a B.S. in nursing in 1955. Betty worked as an RN in the surgical unit at Bozeman Deaconess Hospital for most of her career, almost 50 years. Betty Austin died on October 2, 2015 (Bozeman Daily Chronicle 6 October 2015). The current owners, in 2020, are SLG Building LLC. McDonald Architects. At that time, the property was recommended contributing to a potential historic district. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site is associated with former Gallatin County Sheriff Edward M. Reynolds, however this association has not proven significant enough to merit individual eligibility for the NRHP. The site is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey its historic association with the Civic Phase of Bozeman’s development, which saw growing variety and refinement of residential architectural styles (RTI 2008). Metcalf recommends further research be conducted regarding Bozeman’s Tracy’s 2nd Addition in order to evaluate district potential. Most windows and openings appear to be original and intact, though some modern sash is present. Integrity of materials, design, feeling, location, workmanship, setting, and association are all intact.
