The house is a 2- story wood-framed structure built in the Queen Anne style. It was originally a residential structure but was eventually converted to a commercial space. It has an irregular plan, roughly cross-shaped, with a concrete block foundation. Its roof is hipped, with cross- gables, and is covered in asphalt shingles with a stove metal pipe protruding from the back southern end of the house. Additions on the south end have asymmetrical gabled roofs, while the furthest south and shorter addition has a semi-cross gabled roof over the back entry. The exterior walls are clad in horizontal vinyl siding, and the gable peaks have wood fish-scale shingles. The primary façade faces north, onto W Mendenhall St. The primary entrance is off-center and to the east of a bay window that extends out onto the front porch deck which wraps around the west elevation. Carpet covers the front porch and steps, with cylindrical wood columns and ornately carved wood railing. Lattice paneling skirts the front porch, and a second set of steps and a modern ADA- accessible wood ramp on west side lead to the west side of the front porch where there is a second side entry. There are two back entries on the south elevation of the additions. Most of the original windows have been replaced, but the some of the openings are intact on the front façade. Some openings have been altered on the east and west elevations. There is a large picture window on the front porch bay, as well as on the west elevation. The other windows are double hung. The site is well maintained. Vegetation includes two large mature coniferous trees on either side of the north façade, which partially obscure the front façade. A line of deciduous trees and bushes line the eastern border of the property. An asphalt parking lot is located to the south of the house for customer parking. The property was first recorded in 1984 by James R. McDonald Architects. At that time, it was considered a “contributing element within a potential historic district due to its association with the residential aspect of the Civic Phase of Bozeman’s historic/architectural development.” Many alterations have been made to the property since that time that have affected integrity of materials, design, and feeling. However, Metcalf finds it retains integrity sufficient to convey historic character. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 420 W MENDENHALL ST Site Number: 101 HISTORY OF PROPERTY Prior to construction of the house at this location, William H. Tracy purchased this property from the United States on June 15, 1872. He platted the land as Tracy’s 1st Addition in 1872. The residence was built on this property in 1903-1904, based on Gallatin County deed records and Sanborn maps (Sanborn Map Company Jul 1890, Jan 1904). Eva R. Harris purchased the property on May 18, 1903 and is likely the first owner/occupant of the house (Sanborn Map Company Jul 1890, Jan 1904). Eva Brandenburg was born in Mexico, Missouri on May 13, 1872 to William and Mary Jane (Howard) Brandenburg (Findagrave.com 2004). She came to Montana with her family when she was a child and attended school in Bozeman. As an adult, Eva was very active socially and had leadership roles in the Pythian Sisters, a fraternal order, including grand chief and supreme representative. She was also a member of the Neighbors of Woodcraft and the Order of the Eastern Star fraternal groups. Eva married James H. Harris on November 27, 1895 in Bozeman. James Harris was born March 30, 1859 in Virginia to Robert H. and Mary (Robinson) Harris. James Harris came to Montana Territory in 1880. In 1903 James Harris owned J H Harris & Co, a shoe company (Montana.gov, Harris House). His partner in this business was Thomas Colbern. By 1906 they advertised the business as “The Exclusive Shoe Store” that sold shoes, gloves, and rubber goods, and did repairs (R.L. Polk & Co 1904, 1906). James served on the Bozeman school board, became county treasurer in 1916, and the Gallatin County Clerk and Recorder from 1920 to 1932 (The Independent-Record 9 April 1946). Eva died April 5, 1946. James died on November 28, 1934 of diabetes (Ancestry.com 2017). Eva and James Harris are buried together at Sunset Hills Cemetery in Bozeman (Findagrave.com 2004). Ora E. Bennett purchased the property on May 18, 1906, but moved to Kalispell by 1908 (R. L. Polk & Co 1908). Lydia Briggs purchased the property on October 31, 1907. Lydia (Liams) Briggs was born on August 7, 1846 to Thomas and Mary Polly Liams. Lydia married Lafayette S. Briggs on March 9, 1873 in Portland, Michigan (Ancestry.com 2015). Lydia and Lafayette Briggs came to Montana Territory c. 1881. They initially lived and worked on a ranch on the Madison River near Ennis, MT. Lafayette’s primary interest was the stock business. At his death in 1915, Briggs had a large holding of land in the Gallatin Valley (The Anaconda Standard 13 November 1915). Lafayette and Lydia owned the residence on this property from 1907 until their deaths in 1915 and 1918, respectively. During this time, they are listed in city directories as residing at 538 W Mendenhall St. and it is possible that this was an income-producing property for them. Lafayette died on November 10, 1915 and Lydia died on September 16, 1918. They are buried in Sunset Hills Cemetery in Bozeman (Findagrave.com 2004). After the death of Lydia Briggs, the property went to Lydia’s sister, Violet (Liams) McClenathan. Violet G. (Liams) McClenathan was born on October 26, 1844 in Morrow County, Ohio. Violet married William A. McClenathan on August 11, 1896 in Morrow, Ohio (Ancestry.com 2016). William Allen McClenathan was born on August 2, 1837 in Morrow County, Ohio to Samuel and Rachel (Dalaymple) McClenathan. By 1921 Violett and William had purchased this property and were living in the residence. William died on September 5, 1921 and is buried in Oakridge Cemetery in Goshen, Indiana (Ancestry.com 2017; Findagrave.com 2004). Violet G. McClenathan lived at this property until her death on November 20, 1928 (R.L. Polk & Co. 1927). After her death, her nephew, Harloe P. White, owned the property until 1929 when he sold it to Mary E. Overstreet. Mary E. Overstreet purchased the property on September 4, 1929. Mary Elizabeth Williams was born on January 12, 1865 to John and Margaret (Cooper) Williams in Missouri (Ancestry.com 2017). She came to Montana with her parents when she was an infant of six months old (The Great Falls Tribune 30 November 1932). Mary married Charles W. Overstreet on January 18, 1883 in Bozeman (Ancestry.com 2017). Charles Overstreet was born on February 7, 1859 in Green County, Missouri to J. W. and Mary Overstreet (Ancestry.com 2017). Mary Overstreet died on November 29, 1932 in Bozeman, after which Charles married Celinda Calvert. While living in the residence, Charles Overstreet served as sheriff (R. L. Polk & Co. 1933). Charles Overstreet died on May 9, 1949. Mary and Charles are buried together in Sunset Hills Cemetery in Bozeman (Findagrave.com 2004). Alonzo F. and Helen M. Myers purchased the property on February 15, 1952. Alonzo Foster Myers was born on April 24, 1886 in Willow Creek, MT to Charley and Sarah Myers (Ancestry.com 2017). Alonzo farmed near Menard, MT for many years. Alonzo married Helen Davis on January 4, 1910 in Bozeman, MT. Helen “Mary” Davis was born on November 13, 1890 in Kansas. Alonzo died at 420 W. Mendenhall on September 27, 1958 in Bozeman (Findagrave.com 2004). Mary Myers died on November 15, 1984. Alonzo and Mary are buried together in Sunset Memorial Park in Belgrade, MT (Findagrave.com 2004). Subsequent owners include Perry J. Moore and Robert J. Rice, who purchased the property on December 16, 1975. Jim served as a State Senator, serving for three sessions. Jim was also a published author, writing fiction and non-fiction in his retirement. He died on May 19, 2017 in Bozeman (Bozeman Daily Chronicle 23 May 2017). The property transferred to the law firm, Moore, Rice, MONTANA HISTORIC PROPERTY RECORD PAGE 4 History of Property Property Name: 420 W MENDENHALL ST Site Number: 101 O’Connell & Refling January 31, 1979 and then on July 1, 1979 to the Green Acres Partnership. Lloyd N. and Charlene Mandeville purchased the property on December 16, 1987. Lloyd Mandeville, a real estate agent and broker, used the structure on the property as an office for his real estate firm until he sold it on March 30, 1992 to Earl J. and Janice M. Peace. The property was transferred to the Earl and Janice Peace LLC on December 14, 2007. In 1941, while the Overstreets were the property owners, they sold the south 28 feet of the property to Harriet Jane Maurer (D: 84/554). By 1943, a 1.5-story dwelling had been erected which is believed to have been incorporated as the south addition of the house, as recorded (Sanborn Map Company Sep 1943). The southern 28 feet of the property was owned and conveyed separately from the north 112 feet (which fronted onto Mendenhall) until 1975-1976 when Perry J. Moore and Robert J. Rice purchased both properties (see Table 1b). Harriet Jane Maurer purchased this part of the property on February 1, 1941. Harriet J. Maurer was born on May 18, 1917 in Montana. She was a homemaker. She lived the last 44 years of her life in Bonita, California. She died on January 27, 1990 in Bonita, CA and is buried at Glen Abbey Memorial Park in CA (The Star-News 31 January 1990). Merrill G. Burlingame purchased the property on December 7, 1943 from Harriet Maurer. Burlingame was born on March 13, 1901 in Boone, Iowa to Nathan and Teresa (Gildea) Burlingame. He attended the University of Minnesota, the University of Wisconsin, and the University of Iowa where he received his doctorate in history in 1936. He taught high school in both Minnesota and Nebraska. He joined the history faculty at Montana State College (now Montana State University) in 1929. Burlingame specialized in Montana history and the history of the American West. He was known as “Mr. Montana History.” (Wikipedia.com 2019) Merrill died on November 14, 1994 and is buried in Sunset Hills Cemetery in Bozeman, MT. (Findagrave.com 2004) Dorothy L. Meridieth purchased this property on February 13, 1960 from Merrill Burlingame. Dorothy Davis was born on February 11, 1923 in Bozeman, MT to Floyd and Margaret Davis (Ancestry.com 2001). Dorothy married William Meridieth on April 25, 1943 in Glasgow, MT (Ancestry.com 2017). Table 1a. McDonald Architects. At that time, it was considered a “contributing element within a potential historic district.” Many alterations have been made to the property since that time that have affected integrity of materials, design, and feeling. The most notable of the alterations is the large addition to the rear of the property. However, this addition appears to have occurred in the historic period and is not visible from the primary façade. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey its historic association with the Civic Phase of Bozeman’s development, which saw growing variety and refinement of residential architectural styles (RTI 2008). Metcalf recommends further research be conducted regarding Bozeman’s Tracy’s 1st Addition in order to evaluate district potential. Alterations including new siding, windows, asphalt parking lot, and the southern additions, made during the 1941 and 1997 remodels, have affected integrity of design, materials, and feeling.
