The house has been converted to use as a commercial space. It is a 1.5-story wood-framed vernacular building with decorative elements consistent with a Stick Style influence, including ornamental stickwork in the gables. It has a roughly L-shaped plan shape and a concrete foundation. The building has a gable-L roof, covered in asphalt shingles. The exterior walls are clad in horizontal wood siding. The primary façade faces south and is asymmetrical, with a front-facing gable on the west and recessed ell to the east. A hip- roofed porch spans the gable-front, with a pediment over the entry. The doorway is located on the recessed ell and appears to be original, with ornate wood carving and art glass. Just west of the entry, on the east wall, is a small diamond-shaped window. Further east on the ell is a large fixed window. Windows in the upper story are one-over-one-lite double-hung windows, but they appear to have modern sash. Views of the east and west elevations were obscured from the public ROW by mature vegetation. The majority of original windows have been altered, with enlarged openings and fixed lites or modern sash. The north façade (rear elevation) has been added onto, with a nested gable and shed-roofed extension. The shed-roofed extension contains a standard entry, accessed by a narrow, paved path through the rear yard. Windows on this elevation consist of modern sash and fixed-lite picture windows. To the north of the house, accessed by an east-west alley, is a wood-framed, gable-roofed barn. The barn is clad in horizontal wood siding, with tar paper on the roof. The building is in poor condition and lists to the west. It appears the ground has been built up along the west side of the building, partially obstructing what was once a nearly full-width sliding door on the gable end. Above this is a boarded-up hay mow in the apex of the gable. A side-hung door is located on the north elevation, as is a shuttered opening higher on the wall, providing access to the upper half story. The date of this structure is unknown, but it is likely contemporaneous with the house, and property records estimate its date of construction around 1910. The feature likely served as a barn and eventually, vehicle storage. It does not appear to be in use currently, as none of the entrances are easily accessible. The property is fairly well maintained and functions as a commercial office. Vegetation in the front yard includes large mature deciduous trees and a manicured lawn. A gravel parking space is located in the rear yard, with access from the alley. The property was first recorded in 1984 by James R. McDonald Architects. At that time, it was considered an “intrusive element within a potential historic district.” Metcalf has reassessed the integrity of this site and finds it has experienced alterations over time, including the loss of historic windows, but that overall it is in good condition and retains sufficient integrity to convey historic character. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 407 W MENDENHALL ST Site Number: 096 HISTORY OF PROPERTY Prior to construction of the house at this location, William H. Tracy purchased this property from the United States on June 15, 1872. He platted it as Tracy’s 2nd Addition on May 16, 1883. Frank Griffin, an early Bozeman resident who operated a saddle and harness business, purchased the property from William and Sarah Tracy on July 13, 1889 for $300. He had a house built within the year and promptly sold the property to George Lyons on October 1, 1900 for $1500. Based on Gallatin County deed records and Sanborn maps, the house experienced several modifications early on. Between 1891 and 1904 an addition was added to the rear of the house and between 1904 and 1912 a full front porch was added to the front of the house. George Lyon was born on September 28, 1851 in Chicago, Illinois to Martin E. and Anna Lyon. He traveled west to Montana Territory with his family in 1864, arriving in Virginia City on July 24. His father was killed January 14, 1865 and George, his brother Robert, and their mother made their home in Virginia City for the next 12 years. On December 27, 1876, George married Eliza J. Hayden. Eliza was born on April 12, 1860 to J.F. and Caroline Hayden. She, too, had come west with her family in 1864, settling in Alder Gulch (The Billings Gazette 26 November 1926). George and Eliza moved to Bozeman in 1901 and purchased this residence. They also had a farm in Gallatin Valley. George died on September 28, 1918 and is buried in Sunset Hills Cemetery in Bozeman, MT. Eliza died on November 25, 1926 and is buried with George in Sunset Hills Cemetery in Bozeman, MT (Findagrave.com 2004). None of the subsequent owners of the house maintained ownership for longer than a year. These were Zella N. Hunt, who purchased it from Eliza Lyons in 1919, T.M. Breeden, Floyd Hughes, and, by 1922, Hattie L. Driscoll. Orin L. and Bess P. DeVore purchased the property from Ms. Driscoll on January 26, 1926. Orin DeVore was born October 6, 1884 in Corning, Iowa to Mr. and Mrs. J. N. DeVore. He came to Bozeman in 1905 with his family. In 1906 he enrolled in veterinary school in Chicago, IL. He graduated in 1909 and began practicing veterinary medicine in Bozeman. On December 27, 1911, he married Bess Harper, also of Corning, Iowa (The Billings Gazette 14 July 1951). Orin DeVore practiced veterinary medicine in Bozeman for many years; he was also the Gallatin County sheriff from 1929 to 1933 (Gallatin County Trip 16 November 1967). Orin and Bess moved to Billings, MT in 1939, where Orin worked as a meat inspector. He died on July 13, 1951 and Bess died on November 7, 1967. They are buried together in Sunset Hills Cemetery in Bozeman, MT (Findagrave.com 2004). H. D. and Estelle E. Van Gundy purchased the property June 11, 1945 from Marvin E. and Mamie L. McLean. Henry Van Gundy was born in Superior, Nebraska on November 7, 1879. Henry Van Gundy married Estelle on December 22, 1942 in Townsend, MT (Ancestry.com 2017). While living at 407 West Mendenhall Street, Henry was a Singer Sewing Machine and vacuum cleaner repair and salesman (R.L. Polk & Co 1950). Henry and Estelle are buried together in Sunset Hills Cemetery in Bozeman, MT (Findagrave.com 2004). After Estelle Van Gundy sold the property in December 1964, numerous people have owned the property. The current owner of the property, in 2020, is Thomas A. Cook. Table 1. Chain of Title, 407 W. McDonald Architects. At that time, it was considered an “intrusive element within a potential historic district.” Metcalf has reassessed the integrity of this site and finds it has experienced alterations over time, including the loss of historic windows, but that overall it is in good condition and retains sufficient integrity. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey its historic association with the Civic Phase of Bozeman’s development, which saw growing variety and refinement of residential architectural styles (RTI 2008). Metcalf recommends further research be conducted regarding Bozeman’s Tracy’s 2nd Addition in order to evaluate district potential. MONTANA HISTORIC PROPERTY RECORD PAGE 7 Integrity Property Name: 407 W MENDENHALL ST Site Number: 096 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) This site is in good condition and retains most aspects of integrity. Modifications such as the addition of a front porch and construction on the north elevation occurred within the historic period. Changes to window openings and the replacement of historic sash with modern window types has affected integrity of materials, workmanship, and, to some extent feeling.
