This site consists of two historical architectural features: a house built c. 1906 and a detached single-stall garage constructed in 1949.
The house is a wood-framed, 1.5-story structure with a rectangular plan shape and a cut-stone and concrete foundation. The house has a complex roof shape consisting of a central hipped peak and transecting gables. A large shed-roofed dormer has been added across
the rear elevation, above a single-story gable addition that projects only slightly from the south elevation of the house. The roof is clad in asphalt shingles and the exterior walls are covered in a horizontal steel siding on the north façade, corrugated sheet metal on the east
and west elevations, and steel siding and wood shingle on the north (rear) elevation.
The primary façade faces north onto Mendenhall St, and is asymmetrical, with a pedimented entry and enclosed shed-roofed porch spanning the east half of the building. The entry is a paneled wood, side-hung door with three vertically-divided window lites. It is
accessed by a series of shallow wood steps. To the east and west of the door are narrow three-lite side lites. Across the remainder of the enclosed porch are paired one-over-one-lite fixed windows. To the west of the porch, on the gable-front of the north façade, is a
modern, vinyl one-over-one-lite window. In the upper story are three similar vinyl windows in the gable apex. To the east of the gable is shed-roofed dormer containing a large, fixed rectangular window.
The west elevation contains three large, modern vinyl one-over-one-lite windows: two on the first story and one in the upper half
story, within a full gabled dormer on the south half of the elevation. The east elevation contains three window openings: a two-lite sliding window on the south end of the first story, and a smaller sliding window in the upper story with a one-over-one-lite window in
the upper half -story gable to the south. The east side of the rear addition contains two window lites, which appear to be casements or sliding windows.
The rear (south) elevation has a gabled addition with a shed-roofed extension that slopes east. Within the shed-roofed extension are
two secondary entrances, side-by-side. Both are side-hung steel doors with 9-lite windows. The gabled portion of the addition has three small windows, including a two-lite casement window in the apex of the gable which is roughly mid-way between the first and
second stories. A full-width shed-roofed dormer spans the upper story and contains five one-over-one-lite windows. No other fenestration is present on this elevation. A brick chimney is highly visible, rising from the center of the building.
To the south of the house is the second feature: a wood-framed gable-front garage. According to property records, the single-stall
garage was added to the property in 1949. It faces south onto an east-west trending alley. The roof is clad in corrugated metal which exhibits considerable rust. The exterior walls are clad in horizontal composition board. The vehicle entry on the south elevation is a
paneled steel sectional door. A nine-lite window is located on the north end of the east elevation, and a similar window is near-center on the west wall. The north gable end was not visible from the public ROW.
This property was first recorded in 1984 by James R. McDonald Architects. At the time, the property was found to lack individual
significance but retained integrity sufficient that it was recommended “a contributing element within a potential historic district due to its association with the residential aspect of the Civic Phase of Bozeman’s historic/architectural development.” Since then, the
property has undergone extensive modification. It no longer retains integrity sufficient to convey its historic character.

HISTORY OF PROPERTY Prior to construction of the house at 404 W Mendenhall St., this property was part of lands purchased by William H. Tracy from the
United States on June 15, 1872. He platted the land as Tracy’s 1st Addition in 1872.
Based on the results of a deeds search, a residence was first built on this property between 1883 and 1886. During this time, the property was purchased by Napoleon O. and Eliza L. Valliant. Napoleon Valliant was born in New York on October 23, 1847. Valliant was a sign-painter in Bozeman (The Spokesman-Review 11 Oct 1921, Findagrave.com 2004). According to Sanborn Fire Insurance Company maps, the original house was either demolished or moved after 1904 and replaced by the current residence, which
was built by Loretta Godson in 1906 (Ancestry.com 2015).
Loretta Godson was born in Illinois. She was married to Thomas Godson, a veteran (The Anaconda Standard 11 Apr 1906). Thomas
died suddenly in May 1885 from a ruptured blood vessel in his lungs (Butte Miner 9 Jun 1885). Loretta remarried briefly in 1886 to Nathan Frost, but Frost divorced Loretta two years later on the grounds of desertion (Ancestry.com 2016). Not only did Loretta own this property at 404 W Mendenhall St, but she also owned a 480-acre farm about three miles east of Gallatin Gateway, MT. In 1905,
she sold this farm for $16,000 (The Anaconda Standard 30 April 1905). She sold the house in Bozeman in 1907. The exact date of her death is unknown, but it likely occurred around this time. Loretta is buried in Sunset Hills Cemetery in Bozeman, MT (Findagrave.com 2004). Her heirs,W. L. Inscho and Arrilla C. Christ, sold the property in 1907 to A.D. and Nannie Taylor (see table).
Nannie (Warren) Taylor was born in Clintonville, Missouri on February 10, 1870 to J. B. Warren and Mary (Dorman) Warren (Findagrave.com 2004). She worked as the matron for the Gallatin County Jail (R. L. Polk & Co 1927). Auburn Dale “Darby” Taylor
was born on August 7, 1869 in Marshall, MO. Darby spent a short time in the Gallatin Valley during his youth. After his marriage to
Nannie in 1892 in Missouri, they came west again and farmed east of Bozeman for sixteen years. After retiring from the farm, they moved into Bozeman and Darby served two terms as alderman. They spent a few years in Las Vegas, NV and then returned to
Bozeman in 1924 (The Billings Gazette 1 May 1928). Darby died on April 30, 1928 and Nannie died on November 23, 1943. They are buried together in Sunset Hills Cemetery in Bozeman, MT (Findagrave.com 2004). Marybell Bradley purchased the property October 15, 1920. Marybell Stamper was born on February 19, 1857 in Owsley, Kentucky to
John Stamper and Lucinda (Cash) Stamper (Findagrave.com 2004). Marybell married Elbert Bradley. The couple lived in Beattyville, Kentucky for a time before moving to Bozeman, MT in 1902. Elbert died of appendicitis in 1910 (The Billings Gazette 17 Jun 1910).
Barbara Bradley, a daughter of Marybell and Elbert, purchased the property on July 20, 1933. Barbara was born in Beattyville, KY on November 11, 1881. Barbara served as a nurse in WWI (The Billings Gazette 13 April 1956). Barbara sold the property to her brother
and sister-in-law, Jesse and Jennie Bradley, on October 14, 1943. She died in California on April 10, 1956 and is buried in the Golden Gate National Cemetery in San Bruno, CA (Findagrave.com 2004).
Jessie Bradley was born on March 16, 1883 in Beattyville, KY (Findagrave.com 2004). Jennie Willoughby was born on April 25,
1882 in Nokomis, Illinois to George and Elizabeth Willoughby. Jennie married Jessie Bradley on March 24, 1923 in Billings, MT (Ancestry.com 2017). Jessie died in Bozeman on January 11, 1962. Jennie died in Bozeman on November 29, 1969. Jessie and Jennie
are buried together in Sunset Hills Cemetery in Bozeman, MT (Findagrave.com 2004).
Goldie Norine purchased the property on September 27, 1965. Goldie Norine was born on November 9, 1916 in Sioux Pass, MT to Harry and Carolyn Jackson. She grew up in Sidney and Savage, MT. She graduated from the Savage High School in 1935. In 1938, Goldie married Leon O. Anderson and they farmed near Savage, MT. Leon passed away in 1948. Goldie went back to school in Butte to obtain her business degree, and then the family moved to Livingston where Goldie opened a shop called Super Cream. In 1958,
Goldie married Hedley L. Norine, and moved to Bozeman in 1961 where she managed the Diana Shop, a women’s clothing store on Main Street. She then became a realtor and broker and owned her own business, Town and Country Realty, until her retirement in
1982 (Bozeman Daily Chronicle 18 March 2004). In 1972, she had sold the property to Kenneth M. and Cornelia L. Mindrup. It has changed hands several times since. The current owners, in 2020, are Daniel and Julie Hitchcok.

STATEMENT OF SIGNIFICANCE
This property was first recorded in 1984 by James R. McDonald Architects. At the time, the property was found to lack individual significance but retained integrity sufficient that it was recommended “a contributing element within a potential historic district due to
its association with the residential aspect of the Civic Phase of Bozeman’s historic/architectural development.” Since then, the property has undergone extensive modification. It no longer retains integrity sufficient to convey its historic character.
The site has been evaluated against the NRHP Criteria. It is found to lack individual significance for association with events that have
made contribution to the broad patterns of our history under Criterion A. The site lacks direct association with persons of historical significance under Criterion B. Under Criterion C, the site no longer retains integrity sufficient to convey historic character with
reference to a particular type, period, or method of construction. Under Criterion D, the site is unlikely to yield information that would contribute significantly to our understanding of the past. Metcalf recommends this site not eligible for inclusion in the NRHP.
Furthermore, if like-properties observed in the vicinity were recommended as a potential district, this site would be considered non-contributing to its eligibility on the basis of loss of historic integrity.

This site is in good condition and retains integrity of location and setting. It has been subject to numerous alterations including the application of modern siding inconsistent with its historic character, the replacement of original windows, and the alteration of
window openings. These changes have had cumulative affect on the site’s integrity of materials, design, workmanship, association, and feeling.
