The property, site 24GA930, is the Colburn House, listed in the NRHP in 1987. The site consists of two historical architectural
features: a house built around 1890 in the Classic Revival style, and a large garage built in 1954, that has been converted to living
quarters.
Feature 1 is a 1.5- story residential structure, wood-framed, and clad with brick. It is an example of T-shaped variation of the standard
I-House, referring to its plan which evolved in the Eastern United States from Georgian architecture. The foundation is concrete. The
gable roof, with a number of gable-roofed dormers, is clad with asphalt shingles. A flat-roofed enclosed porch spans the primary
façade. The main, south elevation is symmetrical, with a formerly open porch now enclosed with horizontal clapboard siding. The
front door is at the top of a two wooden steps, centered on the façade, and flanked on each side with a fixed-lite window separated
from a thin vertical one-lite fixed window on each side of which are the original paired pilasters. Completing the front porch exterior
at the east and west ends of the façade are matching picture windows with casements side lites. On the upper story is a central, front-
facing gable with a full-sized exterior door that accesses the flat roof over the porch. The door is set in the brick with an arched top
that curves into the horizontal band which defines the peak of the gable. The peak has fish scale shingles. To each side of the center
gable, a dormer cuts through the eave, clad in clapboard, and containing a tall double-hung one-over-one lite window, with fish scale
shingles in the gable peak.
The west elevation has a small window at the north end of the lower level and two one-over-one lite double-hung windows centered
under the upper level window, also a one-over-one-lite double-hung window. The top of the window again curves with a brick course
into the horizontal wood border that defines the gable peak. The gable peak has fish scale shingles. The east elevation has the
clapboard sided porch at the south end, containing two narrow vertical windows set within original pilasters and separated by a larger
casement window with two vertical lites. Dominating the elevation is a high, brick chimney, clad with bricks not quite a match to the
original brick veneer, which cuts through the eave at the gable peak. The north end of the east elevation has a brick, single-story rear
section with a one-over-one lite double hung window with a brick course defining the upper arch. Recessed beside this portion is a
porch which has been enclosed. This portion contains a side door and three modern one-over-one-light combinations storm windows,
and has horizontal clapboard-siding. In the upper level of the east elevation two gable-roofed dormers cut the eaves, and contain
windows like the ones on the primary elevation, also with fish scale shingles in the peaks. The north elevation is not visible from the
ROW.
Feature 2 is a 1.5- story, gable-front, two-stall garage, built in 1954, and converted to residential use likely around 1990. It is wood-
framed, rectangular in shape, and masonry blocks form the lower level. The south elevation faces onto the paved driveway, but is
separated from the pad by a vertical wooden fence. The openings which originally contained the two garage doors windows now
contain modern windows. On the upper level a modern picture window with flanking one-over-one-lite windows is centered under the
gable peak. The upper story is clad in horizontal wood. Fish scale shingles fill the gable peak.
This property was recorded in 1984 by James R. McDonald and was subsequently listed on the NRHP under Criterion C.

History of Property

HISTORY OF PROPERTY
William H. Tracy purchased this property from the United States on June 15, 1872. He platted it as Tracy’s 3rd Addition on May 16,
1883. Catherine E. Colburn (or Colbern) purchased this property on February 20, 1893. Catherine Lyda was born in Macon County,
Georgia in 1840 to Gideon and Miranda (DeFreese) Lyda. Catherine married Leonard Preston (L. P.) Colbern in 1859. Leonard
Colbern was born in Missouri in 1833. L. P. Colbern was a farmer (Ancestry.com 2004). In 1874, the Colberns left Missouri for
Oregon where they lived for seven years. They moved to Montana around 1881, settling in Gallatin County where L. P. became a
prominent rancher in the valley. Leonard died on August 26, 1897 and Catherine died on April 4, 1917 (Bozeman Chronicle 5 April
1917). They are buried together in Sunset Hills Cemetery in Bozeman, MT. (Findagrave.com 2004).
The Colberns purchased the property for $650 and sold the property a little over a year later for $5,000.
Robert A. Baxter purchased this property on August 1, 1894. Robert A. Baxter was born in 1836 to George and Sarah (Anderson)
Baxter in County Donegal, Ireland. When Robert was about twelve years old, he immigrated with his parents to the United States,
locating first in Ontario, Canada. In 1865, he moved to the San Francisco area, where he farmed until the early 1870s. He arrived in
the Gallatin valley around 1871 and homesteaded a farm that was located five miles northwest of Bozeman (Archiveswest.com 2012).
Robert married Mary James in 1880. Mary James was born in Prince Edward County, Ontario, Canada in 1850 to John and Margaret
James (Ancestry.com 2001). Robert became a significant member of the Bozeman community. He was director of the Commercial
National Bank, an officer of the Bozeman Milling Company, and treasurer of the Farmer’s Canal Company (The Anaconda Standard
12 January 1927). Mary died in 1926 in Bozeman; Robert died in 1927. Robert and Mary were buried together in Sunset Hills
Cemetery in Bozeman, MT (Findagrave.com 2004.) The Baxter Hotel, a historic landmark in downtown Bozeman, was named after
Robert A. Baxter. His son Robert “George” Baxter had interest in the organization that built the hotel, the Community Hotel Inc. As
chairman of the Baxter Hotel building committee, he helped raise the necessary funds to construct the hotel (Gallatin County Tribune
and Belgrade Journal 22 December 1960). The property was transferred from Robert Baxter, to his son and daughter-in-law, George
and Marie Baxter.
Minnie Walton purchased the property on April 5, 1928. Minnie Cole was born in St. Helens, Kentucky in 1880 to William H. and
Nannie (Steele) Cole. She married Alburn Walton in 1896 in St. Helens, KY. The Waltons moved to Bozeman in 1901 and lived on a
grain-growing ranch five and one-half miles north of Bozeman on Springhill Road. In 1904, Mr. Walton won first prize at the St.
Louis Fair for his turkey red wheat raised on the ranch. In 1926 they sold this ranch for $21,000 and moved into town and purchased
this residence (The Billings Gazette 15 January 1926; The Great Falls Tribune 1 September 1961). After their move into town, Alburn
Walton served as deputy sheriff. Alburn died in 1936 at this residence and Minnie died in 1961 (Ancestry.com 2001; Findagrave.com
2004).
Earl Walton acquired the property on April 23, 1936, making the residence his home (R.L. Polk & Co. 1940). Earl Walton was the son
of Minnie and Alburn Walton. Earl Walton was born in Kentucky in 1899. Earl served in the Marine Corps during World War I. He
was a commander of Gallatin Post 14 for the American Legion, a secretary of the Bozeman Elks Lodge, and a member of the Scottish
Rite bodies of Livingston, Gallatin Masonic Lodge No. 6, and the Eagles Lodge. Earl was Gallatin County treasurer for 20 years and
was elected as Gallatin County Clerk and Recorder in 1962. He retired in 1964 (The Montana Standard 2 August 1967). Earl Walton
married Georgia Benepe in 1953 in Carpinteria, California. They lived at 15 West Koch Street. While in Bozeman, Georgia worked in
the office of the president of Montana State College (The Montana Standard 16 August 1953). Earl and Georgia B. Walton sold this
property to Donald and Mae H. Girven on December 3, 1957. The Girvens sold the property to William C. and Jessie J. Pilgrim on
June 2, 1959. William C. and Jessie J. Pilgrim sold the property to Vernon L. and Jo Anne Troxel on August 17, 1966. Jo Anne H.
Troxel is the current property owner as of November 2019.
This house is individually listed in the National Register of Historic Places. The site is in excellent condition, overall. Alterations such
as the enclosing of the original open porches on the primary elevation and on the east elevation and replacement of windows have
been done with sensitivity and do not detract from the historic character of the site. Metcalf finds it retains sufficient integrity to
convey historic character and retain its NRHP-listed status.

STATEMENT OF SIGNIFICANCE
The Colburn House was listed in the NRHP in 1987 under Criterion C for its architectural significance. As stated in the nomination,
“Architectural details, as well as the overall ‘I-house’ form with a broad cross dormer, indicate a late 19th century date for the
structure.” It is further identified as, “a notable monument in Bozeman, which has few elaborate house[s] of this general period and
type relative to the large number of early 20th century houses” (McDonald 1987). Though not clearly expressed in the NRHP
nomination, the I-House is not a common form in this region, having evolved in the Eastern United States. It remains a unique
representative example of a property type. Metcalf finds the site in excellent condition. It retains sufficient integrity to convey its
historic character in reference to its architectural form and style under Criterion C, and it speaks clearly to the Civic Phase of
Bozeman’s development, reflected in the eclecticism and individualization of both commercial and residential architecture (RTI
2008).
This site is currently listed in the NRHP under Criterion C and retains integrity sufficient to maintain its listed status.
Due to the character of the surrounding neighborhood, Metcalf recommends further research be conducted regarding Tracy’s 3rd
Addition to evaluate district potential. This site would contribute to a potential historic district.

The site is in excellent condition, overall. Alterations such as the enclosing of the original open porches on the primary elevation and
on the east elevation and replacement of windows have been done with sensitivity and do not detract from the historic character of the
site. The newer chimney, although of a slightly different color brick, conforms as well to the original design. Alterations to the 1954
garage have also maintained a level of sensitivity to the property as a whole. The site retains all aspects of integrity. Metcalf finds it
retains sufficient integrity to convey its historic character.
