This property consists of one historical architectural feature: a house built in 1956. The house is a wood framed, single-story structure
with characteristics of the Minimal Traditional style typical of mid-century housing developments. It has a square plan shape, with a
concrete foundation. The house has a hipped roof with nested peaks, covered in asphalt shingles, with boxed eves and metal
stovepipes. There is an attached single-stall garage at the southwest corner, which has a flat roof. There is also a shed-roofed portico
covering the driveway along the south elevation of the house. The exterior walls are clad in horizontal wood siding, and there is a
brick veneer on the east façade.
The primary façade faces east, onto 5th Ave, and is asymmetrical with a setback along the north half of the façade. The door is above
grade, accessed by concrete steps. The front door is original. There are operable basement windows with window wells, and casement
windows in the basement on the east façade. Corrugated-metal lined window wells have been excavated to allow operable basement
lites. The basement windows are casements and are not original to the house. Other window types observed from the public ROW
include fixed and casement windows. Most original windows and openings appear to be intact. A metal or vinyl bay window pops out
on the east façade to the south of the entry, and possibly is an early modification, typical of this style.
There is an attached single-stall garage at the southwest corner of the house behind the portico, and has the same siding as the rest of
the house.
The site is well maintained. Vegetation in the front yard is sparse and a few young deciduous saplings are present. Mature deciduous
trees are located in the backyard, to the west of the house.
The property was first recorded in August of 1984 by James R. McDonald Architects. At that time, the property had not yet reached
the fifty-year threshold for consideration as a historic property and was considered an “intrusive element within a potential historic
district.” Since then, the property has come of age. Very few changes have occurred, mainly the addition of the bay window. The site
is in good condition overall, and retains sufficient integrity to convey historic character.

HISTORY OF PROPERTY
Prior to construction of the residence, this property was purchased and owned by Bozeman pioneer, carpenter, architect, and farmer
William Beall (Phillips 2016). It was platted as The Violett Addition by Lena E. Border, Harvey E. Murdock and Ina I. Murdock on
May 12, 1941 (see Table 1).
Lena Border was born September 6, 1873 to Sam and Mary Bostwick near Springhill, MT. On August 12, 1883 Lena married Henry
Border and they lived on a farm outside of Bozeman for ten years and then moved into Bozeman where they lived until Henry’s death
in 1929. After the death of her husband, Lena lived with her daughter, Dr. Leila Fishleigh, in Portland OR. Mrs. Border was a member
of the Bozeman Rebekah Lodge (Bozeman Daily Chronicle 1941). Lena died on August of 1941 and is buried next to Henry in Sunset
Hills Cemetery in Bozeman, MT (Find A Grave 2004). Harvey Murdock was born in Ohio, and Ina (Brown) Murdock was born in
South Dakota. The couple was married in 1907 and came to Montana in 1914. According to the reference librarian at the Montana
State University Special Collections, Harvey taught Agricultural Engineering at what was then Montana State College, from 1914
until he retired in 1943. Harvey died in July of 1956 (The Billings Gazette 7/18/1956) and Ina died in 1972. They are buried together
in Sunset Hills Cemetery in Bozeman, MT (Find A Grave 2004).
John Van Egmond applied for the initial building permit on October 1, 1952. The estimated cost of constructing the house on this
property was $12,500 (City of Bozeman Building Division 1952). Van Egmond and his wife Alice DePoel (Uiterdyk) were its first
occupants.
Alice was born in September 1888 in Grijpskerk, Netherlands to Willem DePoel and Harmina Zijlstra. She came to America in 1908
or 1909. On October 15, 1910, Alice lived in Michigan and married Herman H. Uiterdyk who was also from the Netherlands and had
immigrated in 1910. They moved to North Liberty, Iowa and began farming. In 1915, Herman died at the young age of 31 years due to
tuberculosis.
Alice made her way to Fergus County, Montana and between 1911 and 1920 remarried Cornelius John Van Egmond. John was born
November 15, 1883, in the Nieuwveen, Netherlands. He was the son of Pieter Van Egmond and Antje Kempenaar. John had made his
way to America in 1907 at the age of 23 years. He sailed from Rotterdam to Liverpool on the Batavier, and then traveled on the
Southwark from Liverpool via Canada to Detroit, Michigan. John married Elizabeth Becker on July 13, 1908 in Billings, Montana. At
some point Elizabeth died (Find A Grave 2004).
In January of 1920, Alice and John were living and working on their own farm in Fergus County, Montana with their combined
families. In 1930, the couple and their children were still living and working their farm on Coffee Creek in Fergus County. By 1940,
the family had moved to the Holland settlement, located in Gallatin County and were renting a farm on Kimm Road. On December 7,
1964 John C. Van Egmond died at the age of 81 years at the Bozeman Deaconess Hospital in Bozeman, MT. Alice Van Egmond died
in January 1971 at the age of 82 years at Bozeman Deaconess Hospital. John and Alice are buried together in the Churchill Cemetery
in Gallatin County, Montana. (Find A Grave 2004)
In 1972, Robert “Bob” Sybrant and his wife Susan moved into the property. Mr. Sybrant worked for many years as the Director of the
County Public Welfare Office. His wife Susan was the program director for the Gallatin County Family Planning Service. (R.L. Polk
& Co. 1950 to 1993). Susan and Robert married in 1950 and moved to Bozeman in 1971. Matilda “Susan” Sybrant died on June 11,
1978 at the age of 48 years. (The Billings Gazette 6/17/1978) Robert died April 6, 1991. Susan is buried at Fairview Memorial
Gardens in Wahpeton, North Dakota.
In 2017, the property was purchased by Michelle J. Osman and Marko Pujic who are the current owners. Windows were replaced and
egress windows were installed in the basement in 2017 (City of Bozeman Building Division 2017).

STATEMENT OF SIGNIFICANCE
The property was first recorded in 1984 by James R. McDonald Architects. At that time, the property had not yet reached the fifty-
year threshold for consideration as a historic property and was considered an “intrusive element within a potential historic district.”
Since then, the property has come of age. There appear to be no changes since this previous survey.
Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or
State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been
evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site
is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district
composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey its association with the Postwar
Expansion Phase of Bozeman’s development (RTI 2008). It is representative of the earliest expressions of what is now considered
Minimal Traditional housing, as it was seen throughout central Bozeman. Metcalf recommends further research be conducted
regarding Bozeman’s 1941 Violett Addition in order to evaluate district potential.

The site is in good condition, overall. It retains most aspects, except the basement windows are not original and affect integrity of
feeling and design because they are so prominent. The brick veneer may be a later embellishment too, but is less impactful. Overall,
sufficient integrity remains to convey a sense of the site’s historic character.
