The house is a wood-framed, single-story structure with characteristics of a Minimal Traditional style typical of mid-century housing developments. It has a square plan, with a poured concrete foundation with basement windows. The house has a hipped roof covered in asphalt shingles, and features boxed eves and metal stovepipes and/or vents. The exterior walls are clad in horizontal wood siding. The primary façade faces east onto 5th Ave. The main entryway is centered and flush with the east façade, and is accessed by a flight of shallow concrete steps. The east façade contains a large picture window with four-lite side lites (with storm windows) on either side. Other window types observed from the public ROW include two-lite casement and double-hung windows, and small two-lite basement windows. Most original windows and openings appear to be intact. There is a single-stall attached garage with a flat roof at the southwest corner of the house, and its vehicle entry has a row of square windows along the upper half. There do not appear to be any additional site features on the property. The site is well maintained. Vegetation in the front yard includes small flower plants and small deciduous bushes along the base of the east façade on either side of the entry, and a small deciduous tree on the north side of the house. Mature deciduous and coniferous trees and some deciduous bushes are located in the backyard, to the west of the house. There is a decorative windmill (4-5 ft high) located on the south end of the front lawn near the driveway. The property was first recorded in 1984 by James R. McDonald Architects. At that time, the property had not yet reached the fifty- year threshold for consideration as a historic property and was considered an “intrusive element within a potential historic district.” Since then, the property has come of age. There appear to be no changes since this previous survey, although the original survey does state that design and materials have changed since its original construction. The site is in excellent condition overall, and Metcalf finds that it retains sufficient integrity to convey historic character. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 415 N 5TH AVE Site Number: 006 HISTORY OF PROPERTY Prior to construction of the residence, this property was purchased and owned by Bozeman pioneer, carpenter, architect, and farmer William Beall (Phillips 2016). It was platted as The Violett Addition by Lena E. Border, Harvey E. Murdock and Ina I. Murdock on May 12, 1941 (see Table 1). Lena Border was born September 6, 1873, to Sam and Mary Bostwick near Springhill, MT. On August 12, 1883, Lena married Henry Border and they lived on a farm outside of Bozeman for ten years and then moved into Bozeman where they lived until Henry’s death in 1929. After the death of her husband, Lena lived with her daughter, Dr. Leila Fishleigh, in Portland OR. Mrs. Border was a member of the Bozeman Rebekah Lodge (Bozeman Daily Chronicle 1941). Lena died on August of 1941 and is buried next to Henry in Sunset Hills Cemetery in Bozeman, MT (Find A Grave 2004). Harvey Murdock was born in Ohio, and Ina (Brown) Murdock was born in South Dakota. The couple was married in 1907 and came to Montana in 1914. According to the reference librarian at the Montana State University Special Collections, Harvey taught Agricultural Engineering at what was then Montana State College, from 1914 until he retired in 1943. Harvey died in July of 1956 (The Billings Gazette 7/18/1956) and Ina died in 1972. They are buried together in Sunset Hills Cemetery in Bozeman, MT (Find A Grave 2004). In 1952, Charles and Anna Vanderzee purchased lots 6 and 7 in Block 4 of The Violett Addition (see Tables 1 and 2). As the first occupants of the site, they moved into the single-family residence on this property in 1954. According to the initial building permit filed on October 7, 1954, construction of the house and garage was estimated at $8,000 (City of Bozeman Building Division 1954). Charles Vanderzee was born in 1893 in South Holland, Illinois. In 1927, he married Anna Workman. The two of them moved to the Gallatin Valley in 1949. He was involved in selling cars and real estate while living in Bozeman. Charles Vanderzee retired from real estate in 1983 and died shortly thereafter of a heart attack on November 27, 1983 while living at 415 N 5th at the time of his death. Anna continued to live at the property until 1992 (R.L. Polk & Co 1954 to 1993) when she moved to the Bozeman Care Center located just down the street at 321 N. 5th. Anna was born in Chicago, Illinois on August 8, 1903. Anna died on September 11, 1994 of natural causes. Charles and Anna are buried together in Churchill Cemetery in Churchill, MT (Find a Grave 2004). The property was sold to Anna Vanderzee’s two daughters, Annetta VanDyken and Charlotte VanDyk, in 1990 with Anna Vanderzee’s name still on the deed as well. They sold the property to D. Gorden Childress on September 24, 1992. Mr. Childress sold the property to Gregory R and Cecelia M Notess on February 20, 1993. The Notess family made improvements to the previously unfinished basement recorded in 2001 (City of Bozeman Building Division 2001). The Notess family eventually sold the property to M532 MT LLC on September 7, 2018 and, just over a year later, the LLC sold the property to Graeme H and Sarah A MacPherson on October 1, 2019 and they are the current owners in 2019 (see Table 3). At that time, the property had not yet reached the fifty- year threshold for consideration as a historic property and was considered an “intrusive element within a potential historic district.” Since then, the property has come of age. There appear to be no changes since this previous survey. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey its association with the Postwar Expansion Phase of Bozeman’s development (RTI 2008). It is representative of the earliest expressions of what is now considered Minimal Traditional housing, as it was seen throughout central Bozeman. Metcalf recommends further research be conducted regarding Bozeman’s 1941 Violett Addition in order to evaluate district potential. No major alterations appear to have been made to the house and Metcalf finds it retains sufficient integrity to convey its historic character.
