1) Application Set #2, provide a response to all concept review comments. These responses may
reference other documents and drawings.
Please see Response to City Comments in the document folder addressing the concept
comments.
2) Application Set #6, provide water rights information including a response from the City’s
Engineering Division.
Existing water rights abstracts are included as appendix Q. Additionally, we have been
corresponding with Brian Heaston on existing water rights and what our CILWR amount will be.
This will be finalized prior to site plan approval.
3) Application Set #7, provide a letter from Montana DNRC confirming their intent to issue a
permit or exemption for irrigation water wells.
No additional wells are proposed for the site. The existing well will be used for irrigation. Water
rights permitting for the well is attached as a supplement to the original submittal. Please see
Appendix Q for more information on the existing wells.
4) General Civil Plan #7, the general civil plan is meant to include a construction management
plan including exterior construction period material staging, spoils location and construction
trash enclosure location(s). Given the complexity of this site, a separate construction
management plan would be acceptable. Staff recommends providing this plan for each phase
to correspond to the phasing plan.
Sheet C020 has been modified to include spoils location and have incorporated phasing. See
attached revised sheet to substitute.
5) Utility Plan, the civil coversheet abbreviations and legend do not include BP and NG, which I’m
assuming are buried power and natural gas, please update to correspond to the drawings.
Additionally two civil coversheets were provided, one can be deleted.
These items have been added to the legend. See attached revised general notes sheet.
6) Utility Plan #9, provide dimensional mechanical rooms to verify water service lay lengths meet
minimum requirements.
I have included dimensions based on the blocks provided of the buildings. Please see the
attached information regarding the minimum lengths of utility rooms for services from the City
of Bozeman.
See the attached utility plan drawings revised as substitutions.
7) Grading Plan #7, Designate drainage and waterway related items, including all drainage ways,
streets, arroyos, dry gullies, diversion ditches, spillways, reservoirs, etc. which may be
incorporated into the storm drainage system. Include the name of the drainage way (where
appropriate), the downstream conditions, and any downstream restrictions.
Designations of any waterway and drainage items are added to the grading plans. See revised
sheets for substitution.
8) Grading Plan #8, provide pond, stream, and ditch classifications as determined by the Gallatin
Conservation District. Include watercourse setbacks and delineate zones 1 and 2.
Designations requested have been added to the grading sheets. Zone designations should not
apply as the ditches are proposed to be piped through the property.
9) Site Plan #3, provide a site plan with all required setbacks annotated.
Setbacks have been annotated on the Planning Sheet S2 Site Plan.
