In the event a special districtor special improvement districtis not utilizedfor the completion of these improvements,the developer agrees to participatein an alternatefinancing method forthecompletion of saidimprovements on a fairshare,proportionatebasisas determined by the City on thebasisof thesquare footageof property,taxablevaluationof the property,traffic contributionfrom thedevelopment or a combination thereof. This waiver ismade for the benefitof the property described hereinshallbe a covenant running with the land. The terms,covenants and provisionsof thiswaiver shallextend to,and be bindingupon the successors-in-interestand assignsof the Landowner.
