To Whom It May Concern:
On behalf of the City of Bozeman (City) and CVS Pharmacy, Inc. (CVS), Cardno ATC (formerly ATC
Associates Inc.) (Cardno) is conducting environmental remediation at the Hastings Shopping Center
under the oversight of the Montana Department of Environmental Quality (DEQ) as part of the overall
remediation of the Bozeman Solvent Site. As part of the remediation, Cardno installed a series of
groundwater remediation and monitoring wells, along with a number of soil vapor monitoring probes to
address remaining perchloroethene (PCE) impacts from a dry cleaner that formerly operated at the
shopping center. Pure Property, LLC previously agreed to allow access for the installation of one
groundwater monitoring well, one vapor extraction well, and two soil gas probes on Pure Property, LLC's
1624 West Beall Street property, by letter dated September 11, 2012 and signed by Pure Property, LLC
on September 12, 2012. The vapor extraction well was installed earlier this year.
At this time, the City and CVS are requesting permission to install an additional monitoring well, and are
also providing notice that the two soil gas probes will be installed, as previously agreed to in the
September 11, 2012 letter, on Pure Property, LLC's 1624 West Beall Street property. The locations of
the well and probes are shown on the attached figure. As the figure indicates, all will be located near the
southeast property boundary behind the building.
The additional monitoring well and the two soil vapor probes will be installed this month, with work
beginning on December 9, 2013. All of the wells will be completed with steel, flush-mount protective
covers set in concrete. These covers allow access to the wells and provide adequate protection while
minimizing visual impacts. All surface impacts resulting from trenching for buried piping will be restored
to its current condition, both on the asphalt surface and the lawn area. It is anticipated that it will take one
to two days to complete the work.
Following installation, periodic sampling of the groundwater monitoring wells and soil vapor probes will
begin. Sampling could continue for a number of years. During each sampling event, Cardno field
personnel will be on Pure Property, LLC's property with one to two pickup trucks and sampling equipment
for an estimated period of one up to possibly three days. Cardno personnel will contact Pure Property,
LLC prior to any sampling conducted on the property.
On behalf of the City and CVS, Cardno is requesting access to install the well and to proceed with
periodic sampling, and providing notice of the installation of the probes on Pure Property, LLC's property
located at 1624 West Beall Street.

personally with you to address any questions you may have. If you are agreeable to allowing access
to Pure Property, LLC's property as requested in this letter, Mr. Sullivan will ask you to sign below
and return this letter to him when he meets with you.
