1.1.1 General Information
The proposed Six Range Condominiums Development is located
southwest of the intersection of West Babcock Street and South Ferguson
Avenue. The Six Range Condominiums Development consists of 3 large
apartment buildings,4 triplexes, and a smaller commercial building. This
project is located on a currently undeveloped 8.64-acre lot, Tract A1 of
Minor Subdivision #338.
The proposed apartment buildings consist of units ranging from one to
three-bedrooms, and each triplex unit will be three bedrooms. The
apartment buildings will provide 63 one-bedroom units, 102 two-bedroom
units, and 15 three-bedroom units. The four triplexes will provide 12
additional three-bedroom units. The commercial building will provide 2500
sf of office space and 1300 sf of retail space.
The project will be served by extension of City of Bozeman water and
sewer mains throughout the project. City of Bozeman water and sewer
mains currently exist in West Babcock St., Slough Creek Dr., and Mill
Creek Dr. Individual service lines will be provided to each apartment,
triplex, and the single commercial building. City of Bozeman water mains
currently exist in Slough Creek Dr., W. Babcock St., and Mill Creek Dr.

the Vicinity Map in Figure 1.

1.1.2 Extent of Water Works System
Water supply in this area is provided from an existing 12” main in West
Babcock Street. On the west side of the lot, an 8” looping main is
extended from the West Babcock Street main to provide service to the
residences in the new development. South of the site, an 8” main runs
along Palisade Drive providing service to the single-family residences in
the adjacent development. A water main has been stubbed at the property
line in the southeast corner of the lot from this main, which will be tied into
with the Six Range project and looped.
Water supply for the proposed development will primarily be provided by
extending 8” mains within the site—making looped connections in
Babcock, and Mill Creek Dr. The commercial building will be served off of
a main extended from the 12” Babcock main. Along the southern portion
of the lot, an 8” main will be extended north from the existing main in Mill
Creek Drive, approximately 60 ft, then run east-west within the southern
property boundary approximately 900. Another 8” main will branch off of
the east-west main—running north and servicing the four triplexes and
looping into the Babcock 12” main. Finally, another 8” extension off of the

12” Babcock main at the intersection of Kimball Ave to service Building B.
A total of 9 fire hydrants are proposed for the development to provide
adequate fire protection for the development. A total of 1,824 lineal feet of
8” water main is proposed. Each water main will run within a 30’ wide
water/sewer easement, or within street rights-of-way. Individual water and
fire service connections will be made for each building, with Building B
having 2 service connections. The full extents of the existing and
proposed water system can be seen in the attached C2.0 “Water Plan”
included at the end of this report.
Irrigation will be supplied by a well to be drilled on the southern portion of
the site. The proposed water system improvements are shown on the
Water Plan (Figure 2) at the end of this report.
The development’s water main extension has been designed in
accordance with Montana Department of Environmental Quality Circular 1,
and the City of Bozeman Design Standards and Specifications Policy.
Construction specifications will be Montana Public Works Standards and
Specifications (MPWSS), and the City of Bozeman Modifications to
MPWSS.
New water main will be in 30’ wide water and sewer easements and street
rights-of-way running through the property.
1.1.3 Alternate Plans
Due to the project’s location within the City of Bozeman, extension of
public mains was the only water supply alternative. Distribution
alternatives were explored, and the proposed design was selected to
provide main looping and eliminate dead ends.
1.1.4. Site Conditions
The Six Range Condominiums Development is located at the southwest
quadrant of the intersection of West Babcock Street and South Ferguson
Avenue. The 8.64 acre lot is currently undeveloped. Adjacent
development consists primarily of residential subdivisions. The lot is
bounded by West Babcock Street, South Ferguson Avenue, South Hanley
Drive to the west, and an asphalt path to the south. Due to the adjacent
residential development, water, sewer, and shallow utilities are readily
available for connection in the area. The Vicinity Map, seen in Figure 1 in
this report, shows the existing conditions and surrounding development.
A geotechnical evaluation was conducted by Allied Engineering and is
provided in a separate appendix of this submittal. The soil conditions

across the site are consistent. The geotechnical investigation revealed
that the site consists of predominantly native soils including 12 to 18
inches of topsoil overlaying sandy gravel. A DIPRA analysis was
conducted for the site and determined that neither zinc-coated pipe nor V-
Bio wrap is necessary for the new water main materials. Full geotechnical
evaluation results are available in the attached Appendix A.
Groundwater monitoring was conducted throughout the 2022 groundwater
season. During the initial site evaluation and monitoring well installation,
groundwater depths ranged from 5-6’ below existing grade. Based on
these results, seasonally high groundwater is assumed to be at least 5’
below existing grade. The site is not located within a 100-year floodplain.
Storm Drainage Plan Description
1.1.5. Water Use Data
Domestic water will be provided by the City of Bozeman Municipal system.
This project is located within the planned service area of the City’s system.
Estimated water use for the Six Range Condominiums development has
been determined utilizing values provided in City design standards and
Facility Plans and is shown in Table 1. For water main sizing, typical City
design flows are utilized.
Because the water system will not supply irrigation, large summer peaks
are not anticipated. Typical design flow water use is 65 gallons per day
(gpd) per capita, with an average of 2.17 people per dwelling. To estimate
peak flows, a peaking factor of 4.5 was used to determine the peak hour
flow rate. The estimated total project design flow is 27,175 gpd with a
peak hour flow of 84.91 gpm.

Irrigation will be provided by a new well located at the south end of the site
as shown on Figure 2. Irrigation lines will provide water to site landscaping
and will be maintained by the property owner.
The estimation of the domestic water demand for each building is based
on proposed building use, utilizing standard City of Bozeman design
values. Payment of cash-in-lieu of water rights will be used to provide
water rights for this project.
At $6,000 per ac-ft/yr, the estimate for CILWR fee is $182,649.10.
1.1.6. Flow Requirements
As stated previously, the peak hour water demand is estimated to be
84.91 gpm. Stahly produced a hydraulic model of the site as it fits into the
City of Bozeman’s water distribution system and calibrated the model
based on a hydrant flow test conducted by the City of Bozeman on July 7,
2022 (see enclosed flow report in the appendix).
The hydraulic model shows that fire flows are expected to be 3500 gpm on
the Six Range site without dropping below 20 psi in the system.
The 2017 City of Bozeman Water Facility Plan did not identify any fire flow
capacity limitations in this area.

Sewer service is provided by new City mains extended through the site
