Callaghan - Sundance Springs Subdivision 22047August 25,2022Lynn Hyde,I am writing you today to express my concern for the proposed development at the NE cornerof Little Horse and S 3rd in Sundance Springs. The planning file number is 22-047.It seems the proposed design is a large deviation from the intent of our neighborhood asoutlined in the Covenants. I realize the city does not regulate these covenants, but I feel it isimportant to bring up since the project is requesting some deviations from code in order toenhance the character of the neighborhood and streets. This development on a whole doesnot do that since it is not in line with the neighborhood covenants.I am also particularly worried about the amount of proposed parking for the project. One ofthe proposed uses is a brewery. A brewery near open space can be a particularly big draw. Agreat example of that is Map brewery on the north side of town. It would be a travesty if ourquiet neighborhood had a brewery that was so popular that cars were lining our streets (littlehorse, peace pipe).The requested departure requests seem to be designed to allow a patio facing the open space.I am ok with this idea as long as exterior lighting is kept to a minimum and there is no exteriormusic allowed as that would degrade the character of our neighborhood. A patio that isadjacent to open space is more pleasant to a user of open space, then a parking lot.I hope you take my comments into consideration.Patrick Callaghan4422 White Eagle CircleBozeman, MT 59715
