Groves - Sundance Springs Subdivision 22047Lynn Hyde August 25, 2022City of Bozeman;''P.O Box 1230Bozeman, MT 59771Dear Ms. Hyde:I am a resident of Sundance Springs Subdivision, near the site of a proposedcommercial development - Project Name: SUNDANCE SPRINGS SUBD PH. 1B SPPlanning File Number: 22-047I believe this project is coming very soon before your office for review. While Iunderstand that undertaking this development project is generally consistent with thezoning for the property and overall city planning (which I generally support), I believethere are a number of design issues with the proposal that could be improved. Below Iwill just mention these briefly. I can write a more detailed letter in the public commentperiod.My single biggest concern is the parking situation. As has been detailed in fellowneighbor's letter to you (Geoffrey Poole), the parking will almost certainly spill out ontoour neighborhood streets and cause a great deal of noise and disturbance to nearbyresidents of Sundance Spring (street parking is prohibited in our covenants). And withall of our residents who walk the trails and sidewalks (and cross the streets near thisdevelopment), there will be safety concerns as well. We need to look no further than thedisastrous parking situation in the vicinity of MAP Brewery - a relevant examplebecause this development is considering a brewery - to see the problems caused byparking along streets.Next in concern are the departures from the covenants of Sundance Spring, includingthe actual architectural design of the buildings as well as siting them in buildingenvelopes that are not fronting Third Street or Little Horse Drive. The location of thebuildings degrades the character of the neighborhood and the parking lots degrade thecharacter of the street.I hope the city of Bozeman will take our concerns seriously. While the idea of walkingover to a market or restaurant/brewery from my house is appealing to me in some ways,I cannot support doing so without substantial improvements in the design of thiscommercial development that will make it more compatible with a development locatednext to Sundance Springs residential subdivision, especially when it was initially zonedas part of our subdivision.Sincerely,Craig Groves/^434 White Eagle Circle, Bozeman MT 59715 (406 451-9549)IAM^/
