Demolition of existing garage:
We believe that it is appropriate to demolish the existing garage because it is of no historic
significance, and its current location is impractical and non-traditional. We are proposing to
replace it with a garage located more traditionally in the rear of the lot. This will enable the
garage to function better as it is intended, for storage and parking, and create a more
contiguous backyard.
Construction of new garage/ADU:
The design of the garage is intended to fit with the vibe of the North East Neighborhood:
regeneration, unique artisanship, and a touch of funk, without being too “out there”. We
propose a two-car garage with a second story, 561 square foot ADU. The two-car garage door
faces the alley, with separate pedestrian entrances to the garage and ADU on the yard side,
sheltered by the deck. We propose a flat roof reaching 20’-4”, 4’ shorter than the peak of the
main house. The façade is broken up by off-sets in mass. With the mudroom/stairwell bump-
out, a second story deck, and an architectural awning wrapped around the NW corner, there
are several voids to lighten the structure. The shape distinguishes itself from historical
architecture, bringing a sense of the current century to the alley-scape, while not looking too
alien.
The windows and a mix of siding materials also provide variety and interest to each face of the
garage/ADU. The main body of the building will be sided with vertical lapped wood, with an
accent of vertical corrugated metal on the stairwell bump-out. The windows are also arranged
geometrically, with patterns of square windows, two sliding glass doors to the deck, and a
handful of longer horizontal window. Architectural details, such as the garage door header, the
deck and railing, notched parapet wall, and wrap-around awning with steal hangers add
texture. The corrugated siding, simple white windows, and natural wood accents will provide
visual continuity between the garage/ADU and the main house, so a passerby clearly senses the
property as one unit.

Garage Streetscape Study:
There are several shed roof and flat roof structures popping up in our neighborhood, and a
garage/ADU of this scale is nothing new. The siding materials we picked were inspired by our
evening alley walks. Natural wood beams/column accents are common, as well as vertical wood
and corrugated metal siding:
