Project Summary
Introduction
Bozeman Montana is a truly special place; a place loved by all walks of people that live here. It
is more than just a city, but rather a place to enjoy, to recreate, to get involved in, and a place to love.
Local Element Architects is please to present 3753 Equestrian Lane, a mixed-use building located
in Baxter Meadows that bring a high level of design and landscaped public space to West Bozeman. As
Bozeman expands West, it is becoming more and more important for mixed use buildings that focus on
design, environmental elements, and the people that use it to be built in commercial regional nodes.
3753 Equestrian Lane is a mixed-use building that contains 2-4 primary commercial tenants on the
ground floor, a beautifully landscaped entry courtyard, two residential units on the second level and an
interactive and landscaped roof deck.

Site Context
Location
The project is in the Baxter Meadows commercial park located of Baxter Lane..
1. The site is approximately 81’-0” wide with alley and street access.
2. The neighborhood is primarily mixed use
Design
3753 Equestrian Lane is a contemporary take on a classic gable design. The
project includes a long simple metal roof with a roof pitch that ties it back to the
valley’s agricultural roots. The project has modern materials and interactive outdoor
spaces.

Architecture
The building is accessed by a common area that has front and rear entrances.
The front entrance is accessed through a recessed courtyard providing relief along the
primary street face. The courtyard will be landscaped and create interaction with the
streetscape. The common area bisects the building and both tenants are accessed
from the internal common area. The Eastern tenant has large sliding doors that can
open up to the recessed courtyard creating an indoor-outdoor connection. Each unit
has glazing for natural light. There are two residential units with a private outdoor
patio located on the second level.
Recreation
Bozeman is home to recreation and is integral within our lives. We felt it was
especially necessary to provide outdoor access, facilities and spaces that support
recreation as this often omitted from design with buildings on the West side. There is
covered wall mounted bike parking on the back of the building and bike racks next to
the courtyard along the front. The courtyard is designed to be used by people in the
neighborhood allowing pedestrians and bicyclists to have a space to utilize and enjoy.
Mass and Scale
3753 Equestrian Lane was designed to fit within the neighborhood with a similar
mass and scale to other buildings found along Equestrian lane. The project has a lot
coverage of about 53% which is well below the 100% maximum. This provides room
for snow storage, outdoor spaces, and extra parking. The building is two stories tall
and has a maximum height of 35’-0” while maintaining the 13’-0” min first floor
ceiling requirement. The building stretches from setback to setback along the street
face to maximize its street face.
Building Roof Form
3753 Equestrian Lane utilizes two primary roof forms. The primary mass is
made from an 8:12 sloped metal roof with a cutout to add relief to comply with the HOA
design requirements. The lower roof is flat with a parapet and a roof deck.

Parking and Vehicle Access
Baxter Meadows Commercial Condo association has allocated parking spaces to
each lot per document “Exhibit A_Parking Agreement - Phase 2A”. Block 16 Lot 5
has a total of 21 allocated parking spaces located along Equestrian lane and the
parking lot to the North. The project will provide 5 more spaces specifically for the
building on-site with one ADA space.
3753 Equestrian Lane will provide eight bicycle parking spaces, four of them
being covered to realize a 2-parking space reduction and promote recreation.
Due to the minimal impact of parking and the established parking agreement we
are requesting to waive the traffic study requirement per the Site Plan Checklist.
Signs
1. Commercial and mixed-use project should include a variety of creative and
clear signage. Areas for future commercial signage identified on elevations.
2. There is one sign proposed along the Eastern tenant’s parapet. This signage
will comply with the Design Review Guidelines.
Utilities
Water, Gas, Sanitary Sewer and data is located and installed along Equestrian
lane. Gas and Data are also located in the alley. Please see A1.1 Site Plan for
locations
Landscape Design
Landscape design is completed by BYLA Architects.

a. Trash service location is accessed off the alley and is located similar to all
other properties around it.
