Re: Site Plan Review Oak and Cottonwood Apartments – Phase I
Project Narrative:
We are proposing the first phase of a new apartment project at Oak Street and Cottonwood Road. The
1.44-acre project site is zoned as R-O. As proposed the project would include (3) 12-plex apartment
buildings with related site improvements.
It is our intention to create a high quality, attractive, and efficient apartment project. We would also
like to offer affordable rental rates while ensuring the project is financially viable for the developer.
The design includes three story apartment buildings designed for maximum privacy, views, ease of
construction and quality living space. The building exteriors include low maintenance materials
including cement board siding, metal corrugated siding and fascia, and asphalt and metal roofing. The
apartments project includes ample outdoor space in common areas, patios or decks. The project also
offers covered parking areas.
The first phase would include 36 two-bedroom apartments. The required parking for the project is 72
spaces. Public tranportation is within 800 feet of the lot and gives us a 10% reduction in the required
parking for the project resulting in a parking requirement of 65 spaces. We are providing 71 spaces
internally in Phase I. There are an additional 13 on street spaces that will be shared between Phase I
and Phase II.
Each phase site plan will be consistent with the approved master site plan and Section 38.230.100.A of
the BMC.
We would like to start the first phase of construction in the fall of 2021. A total of 2 phases are
proposed at this time. The proposed entitlement period is 5 years.
