Here’s a screenshot showing the phase 1 -vs- phase 2 boundary for the open space. The added area is not big enough to
add any amenities but the additional portion will be planted with turf grass as will be shown in the revised landscaping
plan.
When phase 2 is developed this area will be replanted appropriately.
Just to be sure I have it right, for the calculations we should use the area of phase 1 for the lot area?

I’m in the process of resubmitting the phase 1 site plan for review. I have a couple of questions about Plannings
comments on ProjectDox.
1. The comments indicate the phase 1 submittal is a stand-alone project. For project stats do I include the entire
lot or just the phase 1 portion (approx. 1 acre as opposed to a little over 3 ac)? This question applies to open
space as well. You will want to provide calculations/drawings that focus on phase 1.
2. For parking calcs, how do we account for on street parking since that will be shared by both phases. When
reducing off-street parking minimums with on-street spaces you can assign them to either phase or split them
up as long as each phase meets the minimum.
3. For open space requirements, ultimately, we will be sharing open space between the 2 phases. Therefore we
have slightly increased the size of one of the open space areas in phase 1 to meet open space requirements for
phase 1. This causes a mismatch between the phase 1 and master site plans. Upon development of phase 2
that area will be returned and the project will return to the values shown in the master site plan. Is this going to
be OK? Do you have a drawing for this? I’m having trouble picturing it. The open space will need to be
landscaped and amenitized to count towards required open space with phase 1, and for phase 1 to get
occupancy. Are you saying that the goal is to provide site and landscaping drawings for a certain open space
size and then change that open space to another use, or return it to phase 2 when phase 2 is built?
