Dear Adam:
This letter summarizes the findings from the trip generation comparative analysis for the proposed Aurora
Technologies building to be located on a portion of the Montana State University (MSU) Innovation Campus
development in Bozeman. Transportation impacts and system recommendations for the area around the MSU
Innovation Campus were previously presented in the Transportation Planning Study for South 27th Avenue & the
Montana State University Innovation Campus (Bozeman, Montana) prepared by Morrison-Maierle in June 2014.
MSU Innovation Campus Original Vehicle Trip Generation Projections
The MSU Innovation Campus was evaluated under the Institute of Transportation Engineers (ITE) Land Use Code
760: Research and Development Center in the original transportation planning study, having a total estimated
building gross floor area of approximately 250,000 square feet (ft2). Based on the ITE Trip Generation Manual, 8th
Edition (2008), the research and development center land use for the MSU Innovation Campus had an estimated
vehicle trip generation of 2,028 average weekday trips and AM and PM peak hour trip projections of 305 and 268
vehicles, respectively. As described in the ITE Trip Generation Manual, “A research and development center is a
facility or group of facilities devoted almost exclusively to research and development activities. The range of specific
types of businesses contained in this land use category varies significantly. Research and development centers may
contain offices and light fabrication areas.”
Proposed Aurora Technologies Vehicle Trip Generation Projections
The proposed Aurora Technologies building is proposed to be approximately 77,600 ft2 of gross floor area with a
projected maximum staff of up to 200 employees. The proposed building has an estimated vehicle trip generation of
912 average total weekday trips plus 99 AM and 94 PM peak hour trips. The analyses were based on the ITE Trip
Generation Manual, 11th Edition published in September 2021 for Land Use Code 760: Research and Development
Center. The number of employees was used as the independent variable in the analyses as it provided a more
conservative analysis for the weekday, AM and PM peak hours versus utilizing the building gross floor area as the
independent variable.

Previously Approved Site Developments within the MSU Innovation Campus
In addition to the proposed Aurora Technologies site, the Applied Research Laboratory and Q Factor – INDUSTRY
Bozeman sites have previously been approved by the City of Bozeman. The Applied Research Laboratory is complete
and consists of an approximately 20,000 ft2 building. An evaluation of vehicle trip generation was included as a part
of this comparative analysis for that site and estimated average weekday trips of 462 vehicles as well as average
weekday, AM and PM peak hour trips of 23 and 22 vehicles, respectively. ITE Land Use Code 760: Research and
Development Center from the Trip Generation Manual, 11th Edition was utilized in the trip generation analysis.
A traffic impact study was prepared by Sanderson Stewart for the Q Factor – INDUSTRY Bozeman site development
in July 2021. That study evaluated the proposed development utilizing ITE Land Use Code 710: General Office
Building from the Trip Generation Manual, 10th Edition. General office building is similar to the research and
development center land use as noted in the ITE manual. Resulting vehicle trip generation projections included in
the Sanderson Stewart study were 778 weekday, 93 AM peak hour, and 91 PM peak hour vehicular trips.
Comparative Analysis
From the attached analyses, the proposed Aurora Technologies building in combination with the two other previously
approved developments has projected vehicular trips that are slightly more than what was originally forecast for the
MSU Innovation Campus during the average weekday, being roughly an additional 10 vehicles per hour entering and
exiting the campus (assuming a 13-hour period) or one vehicle every 6 minutes. Combined vehicular trip generation
estimates for the average weekday, AM and PM peak hours are markedly less than those originally forecast for the
MSU Innovation Campus. Internal trip capture was not accounted for in the evaluations included with the
Transportation Planning Study for South 27th Avenue & the Montana State University Innovation Campus
(Bozeman, Montana), nor have they been accounted for as a part of this comparative analysis.
Summary of Findings
The estimated vehicular trips during the average weekday, AM and PM peak hours from the combination of the
Aurora Technologies, Applied Research Laboratory, and INDUSTRY Bozeman developments are within the original
projections for the MSU Innovation Campus. Thereby, currently projected vehicular traffic volumes for the overall
development are not anticipated to generate additional transportation related impacts needing mitigation beyond
those outlined in the original transportation planning study. Future development within the MSU Innovation Campus
may dictate a traffic impact study update should forecast trip generation exceed original overall campus projections.
