Hi Tom,
I received your com m ets regarding the Cherry Creek M ked Use Site Plan Subm ttal,SP#22016. The com m ets are m cstly related to the locations of the m eers and
transform as.I spent a considerable am aunt of tim ecoordinating with Em mft M oser and his supervisor for those locations on this project...we actually ended up using the
CAD linework that Em mtit sent m efor the project design. Can we loop in Em mtt and discuss the project?
Thanks,

If the open space requirem efts are for a certain sq.footage for the entire property, the fence placem eit I'm least concerned with is north of

Thanks, that all sounds reasonable.W edon't have a ton of flexibility with the fence locations due to open space and screening requirem arts but I'll see how m u:h

I've included a site plan with this em al that shows window and door locations, and proposed m rter locations.A couple of them will undoubtedly need to be
m aed to be clear from the air conditioners and windows.I've included the architectural elevations also.

Hi Garrett,
W ecan push TX3 m are to the NE to get 10'separation of the Sewer Service and keep 10'Separation from the Sewer m an to the North.
For the easem Ent,we only need easem efts for the m ins, prim ay and Transform E-s not the service runs.So from the J-can to TX1 to TX2
(including TX2)then the 2"Gas m an continues north and is capped just South of Building 1A&1B.
The Island being narrowed to 11.4'will work if protection for the equipm Ent is installed.Attached is the specs for Bollards to protect the
equipm Ent,the East and W est sides will need protected but not the front or back of the Transform E•.Use 2-F in the attached standards for design
of Bollards, will need 3-4 on each side of TX2.
For the M eter Locations:
• Before determ hing locations for the M tters I will need profile views of the walls the m tters will be attached to.This is to m antain
clearances from windows,air intakes,vents,etc.
• For our m tters to be behind fencing we will need operable unlocked gates on the fence so that we have access 24/7 to the m tters for
m Eter reading, and m ore im portantly for possible safety issues that m a/arise.
• Is it possible for the fencing to be m aed closer to the corners of the Buildings?Between Bldgs.1A&16 and 3&5 we will have to hand dig
the services in and would have to hand dig for any future repairs. As close to the corners of the buildings as possible would be our
preferred location of the fencing so that we can set our m tters as close to the corners as possible while m antaining clearances and
allowing for it to be screened by fencing. For Bldg.4 the fencing being m wed east toward the corner of the Bldg will allow for us to keep
the Elec.Svc line within our acceptable lengths.
• Attached you will find our New Service Guide that has our gas and elec.M etering standards along with diagram sfor m tter installation and
clearances.

Thanks Em mtit.Looks pretty good.Wed like to adjust the m tter locations slightly so they are behind fencing rather than out in the open. We'd also like to push
TX3 even m cre northeast, another couple feet,to m antain 10'separation from the sewer service near that location.TX3 would be just inside the existing PUE to
the north. And finally,we'd like to narrow the island north of buildings 3 and 5 to 11.4'from face of curb to face of curb. That still gives over 2'of clearance on
both sides of the transform a pad.W ecould install bollards if necessary to further protect from vehicles.
Also,we should not need easem arts for the services portion of the power and gas runs, just the m ins.
The attached pdf sum m aizes the changes(but does not include revised linework). The attached.dwg shows the revised linework.

Thanks Em mtt.W eare looking deeper into the COB screening requirem efts for transform e-s.We've had to screen som e(not all)transform E-s in the past.
After reviewing your proposed layout a bit m cre,I have a few questions:
1.Is there capacity to use the existing J-can at the SE corner of the property, rather than installing new?
2.Can we m ae TX-1 out closer to the street,in order to avoid a fire protection zone and reduced clearances at the building?
3.Can we get rid of TX-3 and service building 2 from TX-1?It would m*e sense in this application to install an 8-12"conduit beneath the subdivision
access approach for future m antenance. If this option is not agreeable, can we m oie the transform a to the NE corner of the site to get further away
from the entrance?
4.Looking at detail sheet 30-D-4,I see that brick, cinder block, concrete and stone are considered non-com bistible.I am going to get our architect
involved here, too, but I'm wondering if m etal-sided buildings can be considered non-com bustible as well?

H i G arett,
I talked to the engineer who does m ost of our City design and he said that norm ally Transform Ers and J-Cans don't need to be screened, that it is
prim oily the m der panels are required to be screened by the city. This is something that you would need to discuss with the city to see if they will
require it on this project.
However if the city or custom Er is calling for the Transform ers to be screened, the only way to screen the front that requires a 10,clearance is
with a fence that has a gate for access(specs and drawings for this are in attached 30-D-2 file). The sides and back will only need a 2'clearance
for any shrubs, trees,or fence. The only extra requirem art we have for trees is that deep rooted trees are not placed in our dig path, and the
closest branch of the tree to the transform er will need to be kept trim m d 1' away from transform er.Though our clearance from the transform er
pad for a tree is 2',if it is a larger deep rooted tree we would prefer closer to a 4'distance to prevent future dam age and outages.
Attached you will find pdf 30-D-2 that describes and illustrates the clearances we will need around the Transform er pad for fences, landscaping,
etc.
Also attached is Pdf 30-D-4 that describes and illustrates the clearances we will need for the"fire protection zone'and also includes specs and
inform aion on acceptable fire barriers.
