Cherry Creek Mixed Use – Construction Management Plan
The applicant plans to construct the buildings in four phases as shown on the PH‐1 sheet. Phase 1 will contain the
majority of the site work; site grading, parking lot construction, storm pond construction, construction of Buildings #2
and #6, and the majority of the project’s landscaping. Phases 1A, 2 and 3 will mostly include the construction of
buildings and adjacent sidewalks. During each step of the construction, the garbage and materials will be managed.
Below is a description of the Construction Management Plan broken down into the four phases.
PHASE 1
1. Site grading
During site grading, the excess materials (topsoil & fill) will be hauled offsite and disposed of. Garbage will be
minimal in this portion of the construction and will be hauled offsite daily by the contractor. Minimal topsoil
will be stockpiled onsite in the future building sites and placed immediately following parking lot and building
completion.
2. Infrastructure Installation
During the installation of the underground water and sewer services, as well as during the installation of the
underground power and phone, the minimal garbage will be hauled offsite daily. The pipe and wire will be
stored at an offsite yard until the time of installation when it will be hauled to the site and stored until it is
installed. Staging areas are shown on the attached construction management exhibit.
3. Parking Lot & Building Pad Construction
The excess fill materials will be hauled offsite during the site grading phase of construction so minimal material
is anticipated to leave the site during the parking lot construction. The gravels and asphalt will be trucked in on
an as‐needed basis. Any waste asphalt will be trucked back to the pit after paving has been completed by the
paving contractor.
4. Building Construction
During the construction of buildings 2 and 6, a 20‐30 cubic yard dumpster will be onsite as shown on the
attached exhibit to manage the waste generated by the buildings. A portable toilet will be onsite during all
phases of construction. The building materials will be stored in the staging area during construction.
5. General Management
During this phase of construction, the access will be construction access with cobble runout pads until the
parking lot is paved. As shown on the phasing plan, all parking lots will be paved in Phase 1 to allow for an
all‐weather staging/construction area.
The existing hydrant east of the property along Gallatin Park Drive will be utilized for any firefighting needs.
The construction access shall remain open to allow access for the EMS services.
PHASE 1A
1. Site grading

3. Building Pad Construction

The construction dumpster and the sanitary facilities will be located away from any occupied buildings in an
attempt to minimize disturbance. Access to the mailbox and phase 1 trash enclosure must be maintained at all
times for the existing residents.
