Public Comment on Application 21235 Project Name: Six Range Condominium
In regard to the amending motion to the original motion made by Lynn Hyde, I agree that Six Range needs to work with
CT Condominiums on the screening between their south facing parking spaces and the residences along Palisade Drive.
The proposed screening is definitely not adequate and I would highly recommend a solid wall or fencing to deflect the
headlights from vehicles coming and going from those parking spaces. Many vehicles have automatic headlights which
come on as soon as the vehicle is started and remain on for a period of time after the vehicle is turned off. Also, some
vehicles are equipped with auto-start, which if the owner of such vehicle is in range from their condo for the auto-start
feature to activate, how many of these vehicles will be started during cold weather with headlights activated and shining
into windows of Palisade residences. Trees and shrubs whose leaves will have fallen for 7-8 months of the year and not
reach maturity for 10-15 years, are not adequate.
I do not agree with the second portion of the amending motion that stated Six Range and CT Condominiums need to
work out an agreement to provide walking access from Six Range’s southerly border to the walking trail. Doing so would
break the continuity of the screening for vehicle light pollution. There is adequate access to the trail for Six Range
residents by simply walking down Henley to access the trail or to follow the sidewalk along Babcock to Resort, which
connects to the walking trail as well. Many residents of CT condominiums who live in the central part of the complex
have to walk the same amount of distance to access the walking trail. There are many users of the trail who don’t live in
CT condos and they don’t seem to have any problem accessing the trail. Access to Valley West Park, which has a very
extensive walking trail, is also located just across Babcock and Henley. The map in Valley West Park shows the many
walking trails in West Bozeman which enforces the walk ability of this area is already in place. Mr. Paine and one of the
board members seemed to be very concerned about this.
Additional Comments regarding the Planning Board and the meeting of July 18:
I applaud the board for deciding it is important to provide better screening for deflecting the headlight pollution which
would affect residents of Palisade Drive as well as the chairman who amended the original motion. However, I do feel
that the majority of the board and Lynn Hyde, Development Review Planner are more concerned with the welfare and
quality of life for the future residents of Six Range and the developer than they are with the current residents of Palisade
Drive. I would suggest that the board and Review Planner visit the areas they are giving approval to and really assess
what current residents will be dealing with. We all knew development would come but also would like to see concern
for the welfare of current residents. I’m certain none of us expected the monstrosity that is proposed it is totally out of
character with the surrounding housing. In fact, when we moved to CT condos five years ago, after 39 years in
Bozeman, we were told it would be single family homes. If we had known what was actually going to be here I believe
we would have decided differently.
I wasn’t impressed with the board member who stated we all have headlights flashing in our windows, but it’s not a big
deal. I would like to hear how impressed he would be if those lights were aimed directly at his home several times a day
throughout the year. I was impressed with the two members who voted no and expressed their concern regarding the
design which does not blend with other housing in the area and there could have been better use of the design to
accommodate parking. During Mr. Paine’s presentation he tried very hard to impress the board but came off as
arrogant and offensive toward the residents of CT condos who were present and in general although he says he wants to
be the GOOD NEIGHBOR.
I don’t know if the Planning Board and Planner are aware of the fact that CT Condo’s HOA pays for the maintenance and
upkeep of the walking trail around the complex and the streets within the complex including Henley. I do agree with the
public comments on record. This is not the type development for this area.
