Commissioners, Having read the Chronicle today, I am concerned about the "housing task
force" and the vision of the Frontier Institute. I am pleased to see that Terry Cunningham isnot buying into the notion of eliminating zoning for infill. I live in a historic district and my
block is zoned R4 so when I sell my home it may be transformed into multi unit homes. Mostof my neighborhood is zoned R1 so the nature of the neighborhoods will remain somewhat
intact. Do you realize what a treasure these neighborhoods are? They are a destination forwalkers and bikers from all over the valley. Of course we have numerous 2nd homes (ghost
houses) and vacation rentals but the idea that allowing for more multi family structures willincrease affordability is laughable. On South 3rd near the Emerson a small bungalow was
scraped, which probably made sense, and replaced with a very large duplex that dwarfs thenearby 2 story homes. Those neighbors are very bitter about the loss of privacy. Each unit
sold for $1,850,000. Affordable housing??? What developer would choose to build a lessexpensive home? So please drop the language of infill addressing housing needs. Most
ADU''s will be vacation rentals anyway and multi family developments will become 2ndhomes so please do not sacrifice our neighborhoods to prevent sprawl which you all know is
inevitable. I realize you are in a difficult position with no easy solutions and thank you foryour efforts to keep Bozeman a decent place to live. Mary Lou Osman
