From: Pat Simmons <psimmons100@gmail.com> Sent: Wednesday, July 20, 2022 2:33 PM To: Lynn Hyde <lhyde@BOZEMAN.NET> Subject: Six Range Condominium comments CAUTION: This email originated from outside of the organization. Do not click links or open attachments unless you recognize the sender and know the content is safe. I was on the Zoom meeting for the Community Development Board on 7/18/22. I am a homeowner within the CT Condominium at 357 Pine Creek Drive. I support the comments already submitted in writing by our Board of Directors, and another home owner, Charlotte Cleveland; also the other owners who spoke verbally at the meeting. I really support the two board members that voted no, like Jerry Pape and couldn’t see the name of the other man who said in addition to the negative impact on the southern neighbors, “this is not the right project for this area”. However, the board voted in favor of this subdivision, and I’m so glad the amendment passed. Didn’t see it in writing but I understand the board’s motion now has added …subject to further discussion and agreement with CT Condominium for public access and easements to trails and light/sound/emissions pollution to the owners on the southern boundary.” Time is of the essence for this to get started and hopefully you will enforce this. Mr. Paine had one meeting with the owners in person way back in time, in which I attended, and numerous discussions by email or ? with the our Board. Misunderstandings may be true, but at a minimum, Mr. Paine should have set up in-person meetings with all the CT Condo units on Palisade and Mill Creek Drive (including our Board) to get specific pros and cons of design aspects for our trail area on the back side of Palisade for how to deal with light/sound/emission from the gross looking long line of parking spaces facing our complex; and the trail going into Mill Creek Drive (we never heard anything about connecting to a trail system in western Bozeman. ) Mr. Paine was violating and encroaching on our legal property and he would not modify early on to stop this. So he was very difficult to work with. None of your Development board members ever talked to any of us personally on site to get our input and it is insulting to have been ignored; especially those really positive members like Allison, Jennifer, Padden (comments like “I’m impressed and excited”, “buildings are interesting like Denmark or college dorms”, “this style is not his cup of tea, but doesn’t matter and 4 story don’t matter”. This complex does not fit in any way with existing developments Aspen Place, CT Cottonwood Condos, beautiful 2 floor buildings located on Babcock adjacent to this development. Just because Mr. Paine says he will filter out investment companies from buying his condos, money is their final goal, thus will be rentals that ruins our lifestyles and home values due to lack of management of rentals – we know this in person at CT Condos and we are making changes to our Declarations to limit the number of rentals due to the difficulty of getting these rentals to abide by our rules and regulations. Hopefully Six Range will have tough rules & regulations! I received the mailing from your committee on Tuesday and learned that you will make the final decision and this proposal will not go to the City Commissioners. Disappointing this is our last chance for public meetings. Thank you for accepting more comments and listening hard to us. I’ve been a resident of Bozeman for 44 years and very disappointed in how new developments go through planning process seeing the results, in more recent years, and poor follow up while the development is being built. If the City can’t attract enough employees to do the job, then we need to adjust the codes and timeframes to make most people, citizens and developers happy. The ICON project on the west side of our CT Condos, the sloped roofed buildings and club house are very nice, and parking is broken up in many places, but the 3 story, flat-roofed monstrosities are gross. The builder even put up signs in the public park that they were mandated to give to the City, that said entrance was only for occupants. I had to call the City’s project manager to tell them this so they could get it changed. Sincerely, Patricia Simmons Psimmons100@gmail.com
