The City has enhanced our project intake process and will now be receiving all project submittals –
New and Revisions, through ProjectDox. As a result of this transition in process, response times to

Dear Ms. Hyde
My name is John Cox. My wife Donna and I live at 4203 Palisade Drive . We are located directly south and adjacent to the project proposed in Application 21-235. This
represents our written testimony about the Six Range Condos proposal.
Even though we are within 200 feet of of the property, we as yet have not received any writtennotification of this development from the Project Management. Fortunately, our Condo
Association has done a good job of keeping us up to date on the proposal and concerns / issuesfrom a property owners perspective. We are in agreement with their communications to you
on this matter.
Our three top concerns are as follows:
1. The proposed Six Range Condos will overwhelm my existing condo and the surrounding
neighborhood. With buildings that are 4 stories high with added rooftop facilities, it will be thehighest residential building our area. Our Bozeman Community Plan, states on Page 20 that
"The needs of new and existing development coexist and they should remain in balance;neither should overwhelm the other." This proposed development will clearly overwhelm my
development, my condo,and my neighborhood, in height, design and color.
2. Light and noise pollution from the project will be unacceptable. Four story residences withrooftop activities, will spread and noise throughout the neighborhood. The parking lot wil
cause unacceptable noise and light directly into my residence. A berm or appropriate screeningtrees should be provided. The trees included in the proposal are deciduous and are not
sufficient.
3. Garbage facilities are directly behind my residence and could result in odors and unhealthysituations. The garbage facilities should be relocated away from residential buildings.
In summary, from our perspective, as adjacent residents, is that the Six Range Condos project
does not meet the City Standards of "not overwhelming existing development" (i.e. there areno other 4+ story buildings in this neighborhood). Also, the Six Range Condos project will
surely drop the desirability of our property with resulting drop in our property value.
