Re: Final Plat Application for Annie Subdivision, Phase 4
Bozeman, MT (2305 Durston Road)
Dear Ms. Montana:
Please find attached our Final Plat application documents for the above referenced project. These
documents are intended to meet the requirements of the City’s Final Plat Checklist (Form “FP”), the
Bozeman Municipal Code, and all State requirements.
This project was assigned #21201 during preliminary plat. Signed Findings of Fact for the project are
dated November 16, 2021. Infrastructure Approval from the City Engineering department is dated
January 7, 2022.
The following documents are included with the Final Plat application:
➢ Narrative Response to Conditions of Approval
➢ Final Plat Drawings (3 Sheets)
➢ Signed Covenants
➢ Recorded Waiver of Right to Protest SIDs
➢ As-Builts and Construction Documentation. Note the Certification Letter from the City
Engineer is forthcoming. As-Builts and certification documents have been submitted to the
City Engineer for review and approval.
➢ Deed for Open Space dedication and water right transfer to HOA
➢ Subdivision Guarantee
➢ Irrigation System As-Builts
➢ Cash-in-lieu of Water Rights (documentation of payment)
➢ Gallatin County Weed District MOU
➢ Documentation of Demo of Septic Tank
➢ Signed Findings of Fact dated November 16, 2021
➢ Final Plat Checklist Form FP
