NOTICE OF A SITE PLAN & PUBLIC HEARING FOR A
CONDITIONAL USE PERMIT APPLICATION
This application is evaluated against the site plan and conditional use permit criteria of sections 38.230.100 and
38.230.110 of the municipal code and associated standards. Approval or conditional approval may be granted if the
decision maker determines all criteria are met.
The public may comment orally at the public hearing or in writing at or prior to the public hearing regarding
compliance of this application with the required criteria. Comments should identify the specific criteria of concern
along with facts in support of the comment. During the notice period the City will continue review for compliance
with applicable regulations.

Summary: This proposal is for two multi-unit buildings to be developed on a vacant lot within the
B-2 zoning district. The two buildings total 49,690sf with 59 one-bedroom units. Required
infrastructure, parking, open space, and parkland are proposed. The Community Development Board
will be reviewing the Site Plan and providing a recommendation, and the City Commission will be
reviewing the Conditional Use Permit (CUP) as the deciding body. A CUP is required for allowing
residential units on the ground floor within the B-2 zoning district.

On Tuesday, August 09, 2022, at 6:00 p.m., in the Commission Room at City Hall, 121 N.
Rouse Ave, Bozeman, Montana, the City Commission will conduct a public hearing for the
Conditional Use Permit to allow ground floor residential in the B-2 zoning district. Members
of the public will also be able to participate remotely via WebEx. Instructions for joining the
WebEx meeting will be included on the meeting agenda which is published on the City’s
website at least 48 hours prior to the meeting. The agenda is available at
