NOTICE OF A MASTER SITE PLAN AND SITE PLAN APPLICATION
This application is evaluated against the site plan criteria of Section 38.230.100 and the Block
Frontage Departure criteria of 38.510.030.G.3 of the Bozeman Municipal Code (BMC) and associated
standards; per 38.230.100.B, BMC, approval is granted if all criteria are met. The public may comment
in writing regarding compliance of this application with the required criteria. Comments should
identify the specific criteria of concern along with facts in support of the comment. Per 38.250.070.B,
BMC, issues not raised during public comment period may not be raised on appeal. During the notice
period the City will continue review for compliance with applicable regulations.

Project Name: Nikles Business Park Master Site Plan and Site Plan Application: 21453 & 21454
Summary: Development of a nearly 1 acre Site with two office buildings built in two phases. The
first phase would be a 5,180 gross square foot (gsf), 2,785 net sf office building fronting on Nikles
Drive. The second phase would be a similar size office building located on the interior of the 0.99 acre
Site and facing Evergreen Drive. Parking, open space and landscaping would be provided on this M-2
industrially-zoned property. The Applicant is seeking a 70% reduction in the required 10-feet
landscape buffer between the Evergreen Drive property line and the on-site parking lot, resulting in a
3-foot landscape buffer. The parking lot would be screened from view from Evergreen Dr. by a 4-foot
tall opaque fence.
