MEMO DETAILS:
The subject property is defined as Lot 3A of McChesney Industrial Park Subdivision and is located at
the southwest corner of the intersection of Nikles Drive and Evergreen Drive. Trip generation
estimates for the proposed commercial development are based on Trip Generation 9th Edition –
Institute of Transportation Engineers (ITE).
The proposed site improvements will involve construction of office buildings. The site is currently
undeveloped. The improvements are anticipated to be completed in two phases. The first office
building will be constructed near the intersection of Nikles Drive and Evergreen Drive and is intended
to provide office space for Stillwater Hospice. The second structure is set back further in the site and
would be planned for permitting and construction upon securing a lease tenant. The gross floor area of
the phase 1 building is 5,180 SF. The phase 2 building is currently shown at 3,441 SF.
Parking will be provided for both office buildings with a shared parking lot. Access to the site will be
from two proposed approaches off Evergreen Drive. An additional approach is planned off Nikles
Drive but will only be used for access to an attached garage (part of the phase 1 building).
The land use closest to the proposed project is for general office buildings (Section 710 of ITE
manual). Table 1 provides a summary of trips generated based on the gross floor area of the proposed
offices. Please note that the trip generation values are for the combined gross floor areas of both office
buildings (8,621 SF). The ITE manual recommends that the total area of all buildings be used in the
trip generation calculations when the buildings are interrelated (defined by shared parking facilities or
the ability to easily walk between buildings).
According to the ITE manual, the weekday A.M. and P.M. peak hour of the generator typically
coincides with the peak hour of the adjacent street traffic. Therefore, only one A.M./P.M. peak hour,
which represents both the peak hour of the generator and the peak hour of the adjacent street traffic, is
displayed.
