To: city of Bozeman Department of Community Development From: Lisa Arnot1558 Buckrake AveBozeman, MT 59718June 2, 2022 Re application 21479 - Autumn Grove Condominiums I am writing to object to the planning application for the following reasons. Design - the proposed dwellings are not of a design which is in keeping in scale, character and appearance of theneighboring houses. All of the dwellings on the East side of Windward Ave and Autumn Grove are one and twostory single family homes where as the proposed buildings are large blocks (3 and/ or 4 attached dwellings) which isout of character for this pert do the West Winds neighborhood.Traffic - the proposed plan in less 205 parking places. That increases the traffic in the area considerably. The currenttraffic on Davis and Oak during peak times already causes a traffic jam which backs up at Oak and 19th. Childrenmust cross Oak to get to Emily Dickinson School. Increasing traffic will increase the danger for them.Parking - 205 parking places on such a small lot will cause a loss to green space thus increasing heat that theconcrete generates contributing to Climate change in direct opposition to the city’s climate change policy. Increasingon street parking will change the nature of the neighborhood and may decrease the value of the current dwellings. Zoning- this area is zoned R-3, medium density. The proposal looks to to be R4, high density which is not compatible with the existing neighborhood. In conclusion this project will have a negative impact on the West Winds neighborhood.
