Re: Site A – Everhome Hotel Site Plan Application
MMI#: 3638.009
Dear Brian:
The following Site Plan application is for the development of the Everhome Hotel to be located
on Lot 1 in Block 1 of Phase 5 of The Bozeman Gateway. The property includes 2.97 acres
zoned B-2 and the building is planned to be a Hotel. Exterior patio areas will be used as
outdoor and public seating areas. The building will be 4 floors, have an approximate gross floor
area of 62,108 SF and will require 135 parking spaces. The parking will be provided directly to
the west, east and south of the proposed building. The site will not have any materials adverse
effect upon the abutting property. The site does not have any special requirements to protect
the public health, safety and general welfare.

4. Departure are not being requested for this project
5. "The Traffic Planning Study for South 27th Avenue & the Montana State University
Innovation Campus – Bozeman, Montana report prepared by Morrison Maierle is on file
at the city." Additionally, a TIS has been done for Bozeman Gateway Phase 4, January
2021 and is included in this submittal. This TIS, specifically Appendix C, includes trip
calculations for the proposed hotel
6. The payment amount for cash-in-lieu water rights has been requested from Griffin
Nielsen at the City Engineering Division. Email correspondence has been attached in
this submittal.
7. Water wells are not proposed
This project went through the City of Bozeman’s concept review process in May of 2020.
