We received the predetermination from the DNRC to remove the irrigation demand from the CILWR fee
determination (attached). From your previous email, we will go with Option 2 for the CILWR and we will defer
until site plan:
Final Plat Phase 5:
- Irrigation demand for Phase 5 Open Space (see L105): 68,453 Gallons per Month
- Source (see C300&C301 attached): GWIC ID 231832 (irrigation to Lot 1) and new well in Open Space
1A to provide irrigation to open space and Lot 2
Site A Hotel:
- Four Story, 113 rooms
- The hotel does not have a pool or restaurant

Hi Celine,
We can approach the CILWR determination for these projects in two ways. Opt 1 we can perform the determination for
the subdivision including the hotel and restaurant on Lots 1 and 2 with the final plat. Opt 2 the CILWR for Lots 1 and 2 is
deferred until site plan and we only look at the open space irrigation demand with the final plat. The benefit of opt 1 is it
locks in the volume of water credited to the lots in case the City’s CILWR fee increase.
For the Phase 5 final plat I’ll need the irrigation demand from the landscape architect for the open space and details on
the supply source. If an exempt well is proposed I’ll need a the predetermination from the DNRC as with Phase 4 and
plans showing the well location and pump details.
For the hotel looking back at the concept application it sounds like the scale of the project has been reduced (6-floors to
4). Can you provide the number of rooms, a description of any amenities in the hotel (pool, bar, restaurant, etc.) and
their approximant size (SF)?

Griffin –
I’m working on the Bozeman Gateway Site A Everhome Hotel Site Plan Application (#20138). We were
advised to contact you per the site plan checklist in regards to the CILWR. The proposed Everhome (attached)
will consist of a 4 floor hotel with an approximate gross floor area of 62,108SF. Was hoping you can provided
a CIL number based on this information.
Let me know if there is anything additional I can provide for you to determine the CILWR number, thanks!
