City of Bozeman Board,
I am writing to voice my STRONG OPPOSITION for the development of Upland Way
(Application 21394).
Currently I am a home owner located at 2136 Buckrake Avenue (a connected parcel to theproposed development). We have lived here for 4 years and this is our first home.
I want to start with saying that as a fifth generation Montanan, a local Bozemanite, and a
Bozeman business owner I am heavily vested in our community. I am FOR affordable housingand haven't ever written to the City to voice my opposition to a development. Until now....
This project is lacking several critical things that the City of Bozeman needs to address or
decide on denying the application.
-Projects must have two entry/exits. This proposal is using a road (Renee Way) which isprivately owned. They do not have approval to connect or build onto it.
-Pheasant, owl, and woodpecker habit is being destroyed by taking out 6 trees. All of which
are at least 30 years old.
-The current home and outbuilding (on site) were built prior to 1981 and have a high risk ofcontaining asbestos. There is no proposed plan for mitigation/testing/removal prior to the
condos being constructed.
-Baxter/Thomas Drive and Baxter/Buckrake connecting intersections do not have street lightsor crosswalks currently. Adding additional high volume of traffic will only increase the
likelihood of pedestrian injuries and auto accidents.
-The current developer does not have a proven track record of building this type ofdevelopment. According to Public Records it is not the same developer that has built in our
neighborhood prior. Zoey Development has only been in business 4 years and this may verywell be their FIRST PROJECT.
-Parking from residents and guests of residents will overflow to already congested street
parking. Renee Way, Buckrake, Sartain, and Thomas Drive.
-Lastly, this project is NOT helping affordable housing nor is that the primary purpose of thedevelopment. It is clearly checked as a "NO" on their application.
-I would be willing to be in favor of them building if the above concerns were addressed.
Please consider my opposition and vote AGAINST the current development proposal.
