While the 7 house currently on the 500 block of East Davis Street are all quite old there are more
contemporary structures nearby. The three properties directly east of 517 E Davis on the north side of
the street are all quite small. Number 521 is a dilapidated rental. 523 is smaller and contains 2 rental
units. The house on the corner of Davis and Wallace may be one of the smallest old houses in the city.
Across the street is nice old house that has three apartment units. West of that, across the alley, is a
small house that the owner has consulted with me about expanding. The Apollo J. Busch house, all brick,
which fronts North Church Ave. is an asset to the neighborhood. Also fronting Church Ave is a lovely
older home with many recent upgrades that has a big garden just west across the alley from our
property. Across the street and to the east are two small brick houses.
Directly north west of our property is a giant six-unit apartment building with a large paved parking lot.
It was built in the 90’s without regard to neighborhood character. More contemporary structures, such
as we are proposing, are evident within a 200-yard radius on North Church Ave and North Wallace Ave
as well as the 600 block of E Davis. You don’t have to go much further toward Main St. to see large new
buildings next to small houses.
