My wife, Janay, and I have owned this property since 2001. We rented it for a few years before that as
well. We raised our daughter there until she was 13 years old. It’s an old, poorly constructed and drafty
little house on a tiny lot (31’ x 80’) in a neighborhood we love.
I completely remodeled the entire structure throughout the years we lived there. As much work as was
done, the place still has low ceilings and severely sloping floors. We’d like to deconstruct the existing
structure as much as possible and demolish the rest.
After demolition we’d like to build a new home maximizing the space of the small lot as well as provide
some off-street parking which does not exist now. The new home would be three stories with a low
angle roof to make efficient use of solar panels. Current city standards only allow a height of 30 feet for
building with a roof pitch of less than 3:12 and 40 feet for pitches 3:12 or greater. Our ¼:12(flat roof)
would be 30 feet and 10 inches high, just 10 inches (2%) above allowable. If we raised the roof pitch to
3:12 our roof would be over 35 feet tall. We’d like to get a deviation for this.
Also, our proposed home will have 1984 sq. ft. of floor space which is 124 sq. ft. (6%) more than the
allowable of 1860 sq. ft. (31 x 80=2480 2480 X .75=1860) .75:1 is allowable by city. We’d like to get a
deviation for this as well.
The exterior will be finished in natural wood with design accents that will make it both fit in and stand
out in this unique area of Bozeman.
