Project Narrative:
This project is a pad site located within the Ridge PUD, and will be a single building. The building is one story, 6,000
gross square feet.
The number of parking spaces provided for this project in the PUD is 20, and the number of spaces provided by the
PUD for this pad site is 20.
Currently the project consists of just the shell, but it is planned to be a professional office, no residential included. It
is currently planned to be a single-tenant building; who is to be determined.
The building height varies; the majority of the building is 15’-6”, but the highest point is 20’-9” above adjacent grade
or sidewalk.
Since this project is in a PUD, we did not submit for a concept review. We have obtained a Concept Review Waiver
from the City of Bozeman, which is included in the documentation.
At this time, no departures from the Bozeman UDC are being proposed.
Block Frontage Narrative:
The building setbacks are set forward in the PUD, and also comply with Bozeman UDC Table 38.320.030C.
15’ Front setbacks are provided on both Ravalli St and Fallon St. Per Bozeman UDC Table 38.510.030D, buildings
placed on the sidewalk edge must comply with the Storefront block standard. (Does not apply to our project)
We provide an entry off of Fallon Street, and sidewalks to both Ravalli and Fallon streets, if people want to access
the building from these areas. However, the main entry is off of the parking lot on the North side of the building,
where weather protection is provided. Parking location is designed and provided in the PUD, to the
North/Northeast/East of the building location.
Façade transparency (Also narrated and illustrated on Exterior Elevation sheet A2.01). The building being non-
residential, provides a minimum of 25% glazing between 4’ and 8’ above adjacent sidewalks.
