Project Narrative
This project proposes to place a Foothold ADU above a two car garage at 910 S 6th Ave,
Bozeman, MT 59715.
The property is a conforming, 11,239 SF lot in the Capitol Hill Addition Subdivision. It is within
the Neighborhood Conservation Overlay District, but outside of a designated Historic District.
The Historic Resource Inventory report for the existing house, constructed in 1919, is attached
to this application, though no changes, modifications or demolitions of existing structures will
take place during this project. The proposed ADU/garage will be located in the NE corner of the
lot, which will be sheltered from the street, and sited in compliance with all setbacks. A new
access driveway will approach the ADU from the alley on the south side of the property.
Designated parking for the ADU will be inside the garage.
The Foothold Alder is a factory built 576 SF 1 bed, 1 bath dwelling unit, which will be placed
above a two car garage. Siding and trim will be white, horizontal, engineered wood siding, with
natural wood and black metal accents on the awnings, deck, and exterior stairs. The windows
will be black, with an accent exterior door and white garage doors. The gable roof will be dark
gray asphalt shingles and wired for a potential future solar array. The aesthetic is traditional with
a simple, unembellished approach to detailing and finishes, which will blend in and complement
the existing home and neighborhood.
