Re: 145 Simmental Way Warehouse
Please find a request for a departure from BMC Section 38.520.040.D.3.
We are requesting a departure from the above mentioned BMC code section regarding
landscaping between the sidewalk and building on the West side of the project. I am
providing a 3’ landscape buffer for about 20% of the façade which is where the residential unit
pedestrian traffic could occur, as well as the South side which is where the residential parking
and access will be. The remain area on the West side has two below grade loading docks
and overhead doors. The small areas that could hold landscaping are minimal, and due to
the industrial nature of this property, as well as it being a West facing façade, landscaping in
this area would be see little or no care and would be “baked” by the sun. The proposed
building is a storage warehouse. Pedestrian access and traffic will be minimal and the
pedestrian walkway is sandwiched between two loading docks meaning the sidewalk does
not continue either direction. The façade has window and door treatments as well as siding
changes to create an enhanced level of visual interest above what would be required.
I would request a departure to allow 20% of the West façade as well as the South façade to
have a landscaping buffer while allowing the remainder of the West façade to accommodate
the sidewalk adjacent to the building.
