Thank you for your comment on the Thriftway Super Stop Site Plan and Special Use Permit.
Yes, the application is currently not under public comment, however, your comment has been noted
for our records and forwarded to the representative to address or respond to if they deem
necessary.
The development of this business/service can be proposed and reviewed by staff under the
applicable processes we have in place for a personal and convenience uses such as a gas station with
automobile fuel sales as a special use within this zoning district.
The application is inadequate and the applicant is working on a revisions in which the City will review
for conformance with our standards and apply any necessary special conditions during the
processing. The applicant has not provided information on the operating hours at this time.
In regards to excessive lighting, the City has specific requirements for outdoor lighting, timing of
lighting, and maximum illumination standards which are applicable to this use and development,
with sensitivity to the residential uses across the street and directly adjacent to the property, to limit
and avoid any light emissions on adjacent residential areas (i.e. lights are downward facing, shielded,
certain lighting must be turned off between 11:00 p.m. and 6:00 a.m, exception can be made,
however, one was not requested within the application at this time, maximum illumination at the
property line to not exceed 0.3 onto adjacent residential properties and 1.0 onto adjacent
commercial properties and public rights-of-way).
In regards to fumes, the State of Montana Department of Environmental Quality and the
Environmental Protection Agency have standards for underground storage tanks for these facilities
in order to avoid spills, fumes, and other environmental hazards from impacting adjacent properties.
The facility must be in conformance with these regulations.

Good morning,
I don't believe the proposed site is in the public comment phase, but wanted to offer one. This is
concerning 22-039. We live in the West Winds subdivision here in Bozeman. I see that the applicant wishes
to build a gas station/convenience store across the street on Baxter and Davis. In no way, does this fit into
the character of the area, nor is it needed. There are gas stations at 19th at at Costco. To the east of the
site is a single family house, and all directions the site is surrounded by single family housing.
Gas stations are 24/7 hour operations, with overhead lights, fuel smell, and the site will forever be a
brownfield once it is occupied. I would urge you to reject the application. The zoning seems incompatable
with residential use, or at its best, runs afoul of the intent of B-2.
I will continue to monitor the process and offer my public comment then.
