Hi Kyle,
Thank you for your comment on the Thriftway Super Stop Site Plan and Special Use Permit, and
apologies on my delay in responding back to you.
The application is not currently under public comment as it is inadequate at this time and awaiting
corrections from the applicant and their representative, however, your comment has been noted for
our records and forwarded to the representative to address or respond to if they deem necessary.
I am not aware of any public city meetings in which a resident indicated the need for additional fuel
stations in this area. The applicant has chosen to propose the development of this business/service
to be reviewed by staff under the applicable processes we have in place for a personal and
convenience uses such as a gas station with automobile fuel sales as a special use within this zoning
district.
The Special Use Permit process allows for specific conditions to be applied to the project for further
regulation of certain activities on site, access, fencing, duration of use, etc.
Based on the public comments received, major considerations to light pollution, noise, smell/odors,
buffering, design, and landscaping will be taken into account with the applicant having to address
the provisions specific to these issues from the Bozeman Municipal Code as well as additional
conditions applied to the project that may be conditions of approval per Sec. 38.230.120.

Hello,
I was recently notified of a pending application to build and operate a gas station on the corner
of Baxter & Davis here in Bozeman. Please log this as a formal protest to the construction of a gas station in ourneighborhood. I live at 3389 Lolo Way in the city of Bozeman and a gas station is not only
not needed but would create a hazard to our community and to our children.
The city has allowed for two Town Pump gas stations less than a mile away on a major artery(19th Ave) and there is just no reason to allow this station to be built. A station further down
Davis at the intersection of E. Valley Center Rd would not impact our neighborhoods.
There are currently two Town Pumps, Costco Gas and the Smith's Fuel Center all very close tothis area and provide ample fuel to the area.
Town Pump 1871 Baxter- 4,400 feet awayTown Pump 2525 N. 19th- 1 mile away
Costco gas 2505 Catron - 1.3 miles awaySmith's Fuel 1735 W. oak- 1.71 miles away.
None of those fuel facilities border a residential area as this proposed plan does. The attached
image shows your proposed location with a black arrow and the existing fuel stations with redarrows.
Please don't allow this fuel station to be built in or around our neighborhoods. I would assumethat here have been no public city meetings where any resident of North Bozeman has
indicated that they were in need of additional fuel stations.
