I am not aware of the business hours of this specific operation, or mechanism to avoid smellfrom being a nuisance to the adjacent properties, so this will have to be something the representative provides further information on. As far as the need for a gas station, and the close proximity to other gas stations along North 19th Avenue, however, the City does not have any specific code regulations, outside of uses permitted or not within zoning districts, to dictate whether or not this can be proposed anddeveloped here. In regards to light emission, this is one item that has outstanding comments that must be addressed by the applicant. The City has specific requirements for outdoor lighting, timing oflighting, and maximum illumination standards which are applicable to this use and development, with sensitivity to the residential uses across the street and directly adjacent tothe property, to limit and avoid any light emissions on adjacent residential areas (i.e. lights are downward facing, shielded, certain lighting must be turned off between 11:00 p.m. and 6:00a.m, exception can be made, however, one was not requested within the application at this time, maximum illumination at the property line to not exceed 0.3 onto adjacent residentialproperties and 1.0 onto adjacent commercial properties and public rights-of-way). While we know what the B-2 zoning allows there is not one 24hr business in the area. Lightemission, chemical smell and the excess traffic generated from this specific type of all night business is not conducive to a neighborhood like this. There is zero comparison to thisbusiness location in any other part of town. Not even the Holiday gas on 7th is as intrusive as this. In addition, with two Town Pumps on 19th, we don't need three gas/convenient superstores with .5 miles of each other. Therefore it adds zero value or convenience to Bozeman or our neighborhood. Toallow a gas station to be plopped down into a residential area like this is horrific. We were coded to have open back yards to be neighborly and now you arepotentially going to allow this so we have to look at a Gas station. With the ever increasing taxes of our properties, we will not stand for your complete shortsighted allowance of eye sores and poor planning.
