Hi Mr. Monaco,
Thank you for your comment on the Thriftway Super Stop Site Plan and Special Use Permit.
The application is not currently under public comment as it is inadequate at this time and awaiting
corrections from the applicant and their representative, however, your comment has been noted for
our records and forwarded to the representative to address or respond to if they deem necessary.
In regards to excessive lighting, the City has specific requirements for outdoor lighting, timing of
lighting, and maximum illumination standards which are applicable to this use and development,
with sensitivity to the residential uses across the street and directly adjacent to the property, to limit
and avoid any light emissions on adjacent residential areas (i.e. lights are downward facing, shielded,
certain lighting must be turned off between 11:00 p.m. and 6:00 a.m, exception can be made,
however, one was not requested within the application at this time, maximum illumination at the
property line to not exceed 0.3 onto adjacent residential properties and 1.0 onto adjacent
commercial properties and public rights-of-way).
The applicant is currently revising their lighting plans to ensure conformance with these
requirements.

Traffic generation is currently under review by our Engineering Department.
Regarding the elementary school, this development from last discussions with the School District is 8
to 10 years away dependent on the demand. Additionally, the eastern portion of the subject
property is not slated for development at this time. I will discuss further with my manager if there
are any additional considerations to this property, however, the City has not received any plans at
the moment for the school site.

Hello, I would like to log a formal protest to the application for a ThriftWay Gas station at
Baxter and Davis in Bozeman. My yard is kiddy corner to this property. Davis and Baxter are already the main thoroughfare to 2 giant Town Pumps that were just
built recently.All of the fences for the houses in both Crossing 2 and West Wind were forced to be low and
see through. A gas station with undoubtedly excessive lighting would not be the type of B-2business that should be built in a residential neighborhood.
An elementary school is slated to be practically built next to a gas station soon? This seemslike poor planning for pedestrians and safety with increased car traffic.
I formally protest this development.
