Main reasoning:- Davis and Baxter are already the main thoroughfare to 2 giant Town Pumps that were built
recently and Costco gas- all of the fences for the houses in both Crossing 2 and West Wind were forced to be low and
see through. A gas station with undoubtedly excessive lighting into the night would not be thetype of B-2 business that should be built in a residential neighborhood. It took the city over 2+
years to deal with light pollution (mediocrely) from the street lights and I think this wouldexacerbate it.
- the surrounding commercial businesses are all day-time only related activities which are fitfor residential neighbors (La Tinga, Dental, Hubspot, Pitt, Medical Office planned further up
Davis). - an elementary school is slated to be practically next door soon. A gas station would increase
car traffic and reduce safety from neighborhood kids walking to school.- cars regularly 'idle' when pumping gas or waiting for a spot. The proximity to residential
homes and increased smoke inhalation is not healthy.
In summary, I'm not saying this lot shouldn't be developed. However, a business better suitedfor neighborhood use and consideration for a future elementary school next door would ensure
we are building out the north side of town to remain a desirable place to live.
