Whilewe know what the B-2 zoning allows there is not one 24hr business in the area. Light emission, chemical smell and the excess traffic generated from this specific type of all nightbusiness is not conducive to a neighborhood like this. There is zero comparison to this business location in any other part of town. Not even the Holiday gas on 7th is as intrusive asthis. In addition, with two Town Pumps on 19th, we don't need three gas/convenient super stores with .5 miles of each other. Therefore it adds zero value or convenience to Bozeman orour neighborhood. There will be a public comment period on this application, however, that timeframe has not yet been determined as the application is inadequate at thistime. The applicant and their representative are working to address comments provided to them from City Staff. Once the application has been deemed adequateand sufficient for approval, the public notice period will begin. The zoning for the subject property is B-2 which allows for retail, and personal and convenience uses such as a gas station with automobile fuel sales as a specialuse within this zoning district. This is consistent with the B-2 zoning to the west of the property which is either presently vacant, or has apartments, offices, gym,and restaurants uses in that area, a component of Baxter Meadows Phase 2 (La Tinga, Postal Annex, Sundance at Baxter Apartments, etc). I have cc'ed the representative to make them aware of your concerns, and they can address your comments now, or during the public comment period, if they wouldlike to. Do not clicklinks or open attachments unless you recognize the sender and know the content is safe. To Whom art may concern, We in the Crossings 2 neighborhood will fight this application vehemently. To allow a gas station to be plopped down into a residential area like this is horrific. We were coded to have open back yards to be neighborly and now you are potentially going to allow this so we have to look at a Gas station. With the everincreasing taxes of our properties, we will not stand for your complete short sighted allowance of eye sores and poor planning. Please tell us there will be a public comment on this application.
